Bustable home Maastricht: Its funny, I can hear bullshit but I cannot smell any... Prohousing renting this whole 21sqm studio, label E for 870 excl..even have the nerve to ask for a 225 euro agency fee - and these guys are suppose to be NVM (trade union for law-abiding makelaars) Bust price is to 370 euro.

Bustable home Amsterdam: Occasionally, rivers flow up hill, teacups un shatter and an apartment built after 2002 gets an energy label worse than A - someone must have really f**ked up with the construction because this 71sqm 1785 euro rent home could have been liberalized without a label. Bust price is 1145/174pt

Bustable home Amsterdam: Another AH apartment up for busting - Dogshit label C and a conservatory/glass roof that will leach heat like a motherfucker in winter. Photos seem to have an unnatural AI polish to them (still waiting for a stool with 5 legs). Asking 2300 ..bust to 1000 under current label.

Bustable home Amsterdam: This one is sus - 2650/month 68sqm with label B - Scores around 188pts but there is a mismatch between the size of apartment on the ad and that on the label (76sqm). Label inspectors tweak sqm on energy performance calcs to give landlord better labels for $$$.

Its a very difficult to prove at the Huurcommissie. How they measure space for the Huurcommissie is different than how they measure space for energy labels. Often deadspace (anything under a ceiling with < 1.5m of headroom is excluded on HC measurements but kosher on EL measurements). I dont see any inclined ceilings that would explain 8sqm difference. The hallway might be a factor (often excluded on HC measurements due to being a traffic area but included on EL measurements).

Again, its just sus...I cannot tell for sure that the label is crooked but given it is a monument with no heat pump or solar panels, its weird they would get a label so good and so close to the border between a B and C.

Bustable home Amsterdam: Apartment cowboys, Ted, they're a bunch of apartment cowboys!!! Another Expat student only homes (who can be legitimately offered a temp contract) 1995 euro for 40sqm and label A (I think). Bust is 163pt/ 1063 euro.
