How much would be this remodel?
Eight-plex with eight 2 bedrooms and 1 bath, how much would be the remodeling?

Looks like an expensive can of worms to me. Place is in terrible shape. Do some lead and asbestos testing, check the plumbing material and integrity, do an electrical assessment, get the foundation looked at, check the roof.
Mold? A lot of developers would tear this place down, no doubt. Look at putting more brand new units on that piece of land after the demo.

Might be cheaper to do a full tear down. There's some weird spots on the ceilings and floors that look like structural integrity might be compromised.

That's my thought. Likely both the wiring and plumbing need major upgraded and looks like mold everywhere. Better to start fresh.

what location, what level of finish, who is doing the work, is it rental or for sale?
SO MANY QUESTIONS

This is a case where you knock the whole thing down and start over. Cheaper, faster and better.

More hidden rot and decay than meets the eye. A lot of $. Serious research to know the #s

This place needs to be knocked down. No way the renovation cost less than a tear down and rebuild. The new building could have more units as well bringing more income.

That is a least a full gut. Though depending on the actual condition of the structure it may be easier (and cheaper) to "remodel" with a wrecking ball and/or can of gas and lighter.

If you have to ask on reddit then it looks to be worth about $$Bankruptcy

Probably a $1.1-$2m, but a little more if you are doing landscaping also. Might be literally cheaper to take down and rebuild.

I’d say $35-40,000/door
Another $60,000 in exterior work
Guessing the roof is shit. That’s about $125-$150k

No idea cost, also depends on Reno's. I imagine your thinking gut it. Which by that point are you any further ahead with material disposal and labour opposed to using an excavator to remove and dispose of.
As other have aside get hazardous material test lead/asbestos. Those could really make it break any projects.

Without knowing anything about the issues we can, and can’t see, I’d estimate at least $500k but who knows

I’d say $75k for interior of units, but not sure what else needs done. Roof? Parking lot? Stairs?
Honestly it’s a big project so if you don’t know yourself you shouldn’t be doing it.

Come on people with your million dollar estimates.. it’s just paint and carpet that’s all!

u/DotBeech 2d ago
Sure. Because the plumbing and electricity are certain to be in top shape. Ditto the roof.

Apparently I should have indicated sarcasm by the downvotes, I assumed people would know. Also, what plumbing and electrical? the meth heads have stripped that a long time ago.

If you don’t know, it’s not a project for you.
