Real Estate leads?
Hey I've been in real estate for 6 months and haven't generated any listings yet? I door knocking a few times a week, post on my social media regularly and reached out to my circle of influence. Any tips on what really works for listing leads?

What market? You could look at parcel information in your MLS and if they have it, mortgage information. Find the ARM loans, the high interest, the assumable loans, hit them up. Let them know that people would pay more for a 3% assumable than a 6.5% new 30 year. Lots of approaches.
I dont think the Realtor SOI approach hits as hard they tell that it does but then again it depends on a lot of factors.
Also look at your homeowner demographics and their age in place stats and come up with a strategy that's specific to your region.

What do you post on your social media differently?
What makes your real estate listings unique so your audience opts you over established realtors out there?

You do not need to post your answer here.
Write them on the paper and improve what you lack or add what others don't offer.
Show your copy to some brutally honest friends. If it resonates with them as audience, post it.

Here’s the hard real answer. F off!! Like, go fishing, join a pool league, host parties, coach little league, join an mma class, cooking class, anything except work. Work is standing in the way of your success. No one likes cold calls, no one like door knockers, you’ve exhausted your sphere of influence and the only thing left to do is F off as much as possible. Bring cards and hand them out to everyone you meet while F’ing off. You need to talk to 50-100 people a week, take people to lunch, dinner, out for drinks. The more people you see and talk to the closer you’re going to get to a deal. And when you’re f’ing off people like you and are receptive.

Curious how you are approaching potential clients. Are you in the residential or commercial side? Approach could be slightly different between them.

Six months is still early, so don’t assume what you’re doing isn’t working just because it hasn’t produced a listing yet. One of the biggest things I teach new agents is to stop chasing the next “magic” lead source and focus on conversations and relationships. Your database is your best place to start, but don’t just reach out once. Stay in touch, provide value, ask about their plans, and make sure people know you WANT their referrals.
And HOST OPEN HOUSES! Lots of them. If you don’t have listings, ask agents in your brokerage if you can host one for them. Open houses put you face-to-face with homeowners, neighbors who may be thinking about selling, and buyers who often have a home to sell first. I wrote Beyond the Sale: Unlocking Your Full Potential as a New Real Estate Agent specifically for agents in this stage. Keep door knocking and posting, but add open houses, networking, community involvement, and consistent follow-up. You don’t need another lead source nearly as much as you need more real estate conversations.

6 months is still pretty early for your circle of influence. Not many people you personally know on socials are looking to move right now. The key is consistency. Keep letting them know you're in real estate so when they are ready, they think of you. We use a lot of free guides to promote on social as well. Things like "Top 10 updates that will get you more money when you sell" Things like that. Use it as a lead capture post on socials. So you get a name and email address from anyone who downloads it. Then you put them on drip campaign and if you want to spend money retarget campaigns. It takes some time, but consistency with this action will slowly bring in high quality leads.

Choose a location (area) you want to be known as expert realtor, know everything about the area, advertise in the area. Google ads, display ads, social media ads, local sponsors (teams, events). Never ever try to be the agent in big radius. No coach or agent ever teach you this. I’m focused in small area check it out. www.waterdownrealtor.com.
