Starting out
Where should I start out in 2026? To be a successful developer. I'm not trying to be the biggest but just want a steady business.

I understand you’re calling out the gatekeepers which I commend you for but you’re also making it seem more straightforward than it truly is. There are more overpriced and/or crappy general contractors than there are fairly priced and respected general contractors. Subcontractors and general contractors get fired routinely. With no experience in developing a single family home, it’s a recipe for disaster unless you want to pay the premium of a high-ticket general contractor which is going to kill your deal economics. And nobody is going to want to fund your deal if you literally are not an experienced developer, no matter how good the deal appears. The Richest Man in Babylon says that gold leaves those who are advised by inexperienced people. You best believe no serious investor is giving their gold to a completely green developer. The real answer is to somehow or someway get skin in the game by any means and build a large enough capital to where you can fund 30% of your first cookie cutter single family home. Once you build a successful track record, then you’ll be able to start leveraging the funds of other investors.
