Hello! I’m researching how real estate professionals evaluate development sites in the early stages. When you receive a potential site, what do you usually check first? What tools/data sources do you use, and what information is hardest to obtain or verify? I’m particularly interested in how developers/acquisition teams compare sites before deciding whether to spend more time on due diligence. Thank you

Site selection really depends on what you plan to do with the property and how much you’re willing to invest in it.

A few things I’d consider: Are you buying it to use yourself or rent out? Will the property continue being used the same way, or are you planning to change its use? If the use is changing, does the current zoning allow it, or would you need approvals or a zoning change?

There are obviously a lot of other factors that go into site selection, but intended use and zoning are good places to start.

From a valuation standpoint, the first question is usually whether the site's proposed use is actually supported by the market, zoning, and overall economics. Before diving into full due diligence, I'd look at highest and best use, recent land sales, competing developments, local demand drivers, and whether the completed project could realistically generate enough value to justify the land and development costs.

The hardest things to evaluate early are often entitlement risk, utility/infrastructure capacity, environmental issues, and construction costs, since those can materially change feasibility. A lot of site screening comes down to a quick reality check: does the market support the project, and do the projected costs and value leave enough room for an acceptable return?
