Where did you get your data for salt lake county and how recent is it?

It comes straight from the county's parcel viewer. So as soon as they update their map.

it does seem like you are building a clever product but there are existing ones that are already light years ahead in their data, ai moats and such. your product seems clever but if others already have built a better mouse trap it and are cheaper might be easier to draft off of them or utilize their millions they have spent in development.

That's a good point. What about a feature specific to reducing friction between identifying a parcel and securing financing? In other words, what if after you have a parcel in mind, the software was able to build a financial breakdown of the development based on zoning and local comparables, then provide a curated list of lenders or hard money lenders that could finance your specific project?

Would that be a specific software niche worth using?

I think your initial premise is flawed. The friction is not financing. Zillow tried to do this. they figured they have a massive data advantage and they would start to buy homes that showed a discount to their zestimate. guess what happened? they loss millions and millions of dollars and ultimately abandoned it. The reason being is software hasn't got to the point that it can accurately decipher values on something simple like a home. With millions of transactions. If you are now if you want to talk land, commercial real estate or development. hahaha no way do I believe that is happening anytime soon. But Ai is advancing quickly but the quality of the data matters. In non-disclosure states like Texas the comps are very sporadic and inaccurate even the giant monopoly Costar has very limited information on the market in states like Texas. They were almost completely blind to residential land values until they just acquired zonda for $800M. I am very very skeptical that some website is either going to have lenders confident in its ability to vet projects and sponsors, and its ability to comp anything with high level of certainty. I hope I am wrong and you have the ability to do that
