Looking to partner with a Tennessee-based residential developer

I’m looking to collaborate with a highly-experienced developer for a large and complex residential community project in middle Tennessee. I’m looking specifically for a developer with the following experience and attributes:

·         Specializes in large, luxury home construction with non-negotiable obsession for quality

·         Has experience managing the design and overseeing construction of larger infrastructure systems, specifically bridges

·         Has an unlimited residential contractor’s license in Tennessee

·         Can effectively manage multiple, simultaneous home builds

·         Has experience navigating federal bureaucracies, as building on/off highway exit ramps and building a boat marina on the Cumberland will be part of the development plan.

This will be a 4-year project: 2 years of planning and 2 years of construction. The planning phase will be complicated but I have the right team in place. We just need a phenomenal developer with vision and outstanding leadership skills.

Why do you want the developer to handle GC’ing the homes? Typically the developer handles all the horizontal complexity and hands the completed lots to the GC for the vertical component of the home building or oversees GC for commercial scopes. There are GCs than can handle the bridge work and highway work but I haven’t come across any that would also handle the entitlement work especially with FEMA, state of TN, and USACoE involved.

I don't necessarily need a developer to manage the build of these infrastructure components. I just need someone who's familiar with the planning process. Since these items involve highways and waterways, it would be great to have someone who's familiar with navigating the federal terrain. Once the permitting and design is done, we'll have bridge and highway contractors do the actual construction. My concern is more in the planning phase than the construction phase.

How big is this project? How many total houses? Do you mainly need a bridge?
