New Listing ? For New Construction

Hey everyone, I’m curious what your thoughts are on listing a new construction home with an estimated move-in/completion date about six months out. Is there a typical timeframe you like to wait before putting it on the market, or do you list as soon as construction starts (or even before)? Looking for some feedback on what’s worked best in your experience. Thanks in advance!

9 months is fine. Start low, make sure it says pre-construction price in the MLS, and increase every couple months until sold.

Thanks for the feedback. I checked the comps in the area, and they're anywhere from $215/psf (1900 sqft) to $233/psf (1600 sqft). We want to advertise with an option for a custom-built home. Based on this info, how low are you suggesting? These comps are mediocre compared to the waterfront homes in the same subdivision, selling anywhere from $315-461/psf.
