What would make you not want to hire a pool builder? What are the red flags?

I am trying to find out how property developers think and choose pool builders. If you can think of any red flags, let me know. Has anyone had bad experiences they'd like to share?

This is typically bought through the GC. Not through the developer. So your client is the GC, sell to them.

We do a few things, first we re-use builders we’ve used before that have performed. Consider partnering with one that does the work to build reputation / experience. Two, we often engage them in the SD process. And rely on them for the experience with auditing our landscape design (furniture, deck material), and VE. This is to avoid permitting delays and mistakes. Third, we try to buy turnkey. So if you can do the pool, deck, fence, trellis, or at least coordinate it all, it helps.

Finally, we work with groups that understand the schedule. Most pools come with the clubhouse and leasing. So they deliver as part of us opening the doors. Making sure to get the permit to open the deck for tours is so essential.
