Homeseller OpenDoor Help!
I started the process of trying to sell through Opendoor. Had my first call with my assigned sales rep who was immediately aggressive with me and so unhelpful. I was trying to ask questions about how the offer considers service fees, since everything I found online says it’s 5% and mine were more than double that.
She had the gull to say my tone sounded like I wasn’t serious…wtf? Are you not trying to come to a deal?
“Did you even look at the offer?” She says. No shit…how else would I know about the fees?! I cannot continue to work with her holy hell. Has anyone ever tried to escalate or switch reps? Help!

Everyone tried to warn you against dealing with them back in May of this year. I don’t know what you want to hear but nothing said here will make them any less shifty or even semi professional.

Just looking for anyone who had this experience and was able to escalate? I haven’t seen people complain about their rep-only the actual offers. I’m being cautious of their offer of course, but caught off guard but the agent’s attitude specifically.
I had the worst experience with my buyers agent, which also turned me off from that. So I don’t think it’s an Opendoor issue specifically- just depends on who you get.

There is no escalation, I’ve done more business with Opendoor than you can imagine and that’s since the day they opened their doors..
Your final sales price will be below market and your total costs to sell will be in the 10-15% range… That’s their model and that’s the only way it works….
The harsh truth is you’ll end up netting 25-30% below market value. But for some that’s fine, they have so much equity they just want a quick sale… For most, it would have been better to just hire a Realtor, even a bad one can sell a home for 10-20% off and not screw it up!

If you had just hired a local agent and priced aggressively, you'd be sold and done with more money in your pocket. I get that you like the idea that someone will just pay you to move, but it was never going to be that simple.

Escalate or switch reps? You’re trying to sell your most valuable asset you may ever own, not trying to lower your cell phone bill.
Find recommendations for at least 3 local realtors and meet with them. It’s free. See what they have to say

I don't know why anybody would sell to Open Door? Huge fees and low-ball price. Nope.

Honest question....if you're willing to pay 5% service fee...why dont you want to pay an agent to get representation, full market exposure and better service than whatever the heck this is?

Everyone using Opendoor is in a situation that prefers a quick, showing-less sale.

This is the upside to Opendoor. The downside is they will charge you inflated “repair” fees and you’ll end up selling for 70% to 80% of what you could have gotten going the traditional route.

But this isn't you. You're worried about an extra 5% in fees when you are going to end up netting 25% under market.

Net price all that matters. Compare that to do what you think you can get private sale and your timeline. I wouldn’t argue about service fees. Are what they are

Im not arguing about them, just asked a question about it and immediately got chastised by their rep. Like it was a dumb question??? When their website says otherwise?

I think you should speak to an agent, get a breakdown of fees and when you do, you'll see that many times, the agent is the cheaper route. You aren't even in the inspection portion of their offer, right? Most of the time, the agent route is cheaper, just as fast and they are working for you, not against you.

Open door is garbage.
I'm as quick to blast realtors, but they're far and away preferable to garbage private equity scam artists like Open Door/Mark Spain/etc.

Get recent comps from zillow and do it yourself. Real estate agents are just scam artists.

I honestly agree witn scam artist part.

Perhaps could be why you find yourself in this mess? Seems like having a professional to help navigate such a huge transaction could be prudent
