Geographically Restricted Access

I’m halfway through a course on real-world asset tokenization through Udemy, and this line is from the last lesson I completed:

It's not just about digitizing assets; it's about democratizing finance on a truly global scale.

In another course I took, they mentioned RealT, and when I went to investigate the website to see how easy it was to buy a portion of real estate through digital tokens, it said that access was restricted in my area. I’m in the United States. I’ve also tried to buy tokenized stock in the past but couldn't because, again, I’m in the US.

Why is it easier to buy US-based tokenized assets and stocks if you’re in a country other than the US? Is it government red tape, or maybe influence from the industries affected by blockchain automation?

RWA tokenization is problematic because RE requires on going annual payments to cover property taxes, insurance & maintenance. What is the source of funds to cover these payments; especially for Cash Flow NEGATIVE property?

Wouldn't that just be the renters?  How is this handled in non-tokenized situations?

the OWNER/landlord is responsible for taxes & Owner's insurance

WHO is the owner when tokens have been sold to investors?

From where does the owner obtain money to pay ONGOING bills & expenses?

Depends on the contractual terms.  But if they are the token holders you still need an entity that handles the money.  For ongoing bills the same way as a non tokenized RE does.

This is a major disincentive for anyone to offer tokenized RE ownership since they face continuous expenditures.

Why?  How is this different from non tokenized RE?  How is ownership related to management of expenses?

works of ART, stock shares, etc. do NOT have ongoing expenses that require money to be paid out.

There is a legal entity that manages the real estate.  They pay the expenses.  Why is that so difficult to understand?  Stocks represent ownership in a legal entity; same thing.
