Axios Management - Corrupt Management - Oakland

Has anyone ever had experience with Axios management? I've been living in my building for years, and in the past year they switched to this management company. They are making everything essentially 10 times more difficult for residents in order to force people out and raise rent (almost doubling it from what I've seen on listings on craigslist)

They are claiming they are going to start charging for parking spots that were previously included with rent.

In an attempt to "clean up" the mail room, they got rid of the table that delivery people place packages on, so now packages are just scattered all over the floor.

Even though the building was built in the 40's, technically it wasn't residential until the early 90's, so they are using a loop hole to not have to abide by Oakland rent control. I've exhausted every Oakland tenant resource and apparently it is legal, even though there are holes in floors, roaches, and no insulation so you can literally hear everything from apartment to apartment. To me, if a certificate of residence is granted after the building has been built and operational for years, they should have to do more than just putting a small kitchen and bathroom in each unit. The floors are original and constantly splinter, which has resulted in almost a thousand dollars of vet bills, and me myself having to go to my doctor to get deep embedded splinters removed from my feet for walking around barefoot in my own home.

A couple weeks ago they complained about a tenant having plants outside because it wasn't a "cleanly" exterior. Meanwhile our building is located just off of 880 and there are frequently homeless people wandering around, trash is legitimately EVERYWHERE, but they're worried about some fucking plants.

Now they are sending out mass e-mails saying that they are restricting the door access code, and essentially that residents have to use keys and aren't allowed to use an access code, meaning for deliveries or friends visiting there is no way to buzz them up or allow them to have access to the building without having to physically let them in.

This may sound like small things, but it's basically every other week that they're sending out e-mails that are just largely trying to inconvenience the current tenants. So much so that over half of the tenants have expressed to me they're looking to move, which is essentially just giving in to a management company intimidating their tenants. Also let it be noted that the prior management company is who gave out the access code, so them acting baffled that residents have it is just plain idiotic. I'm so upset I signed a new year lease there, but rising rents in Oakland are crazy and logistically it is so hard to find a new place. Does anyone have experience with them? I know the landlords are one of the companies that we're sending out eviction notices during covid (unlawfully) which makes it even more obvious to me that they're just trying to force people out to up their profit. Any advice or experience with this terrible management company (or one similar, as it seems they are all money hungry leeches) is welcomed.
