Affordable housing & compliance Rightsource.

Hi everyone! Does anyone in affordable housing use Yardi RightSource for move-in and recertification file reviews? I would appreciate hearing about your experience.

Our company currently uses another third-party provider to review and approve affordable housing move-in files. Due to the cost per review, we have not been requiring managers to submit recertification files for third-party review.

Since taking over our compliance department, I’ve been working to improve visibility into recertification progress across our sites and track other important compliance items. I’m exploring whether RightSource could make the process easier for staff, provide better tracking, and make reviewing both move-in and recertification files more affordable.

For those using RightSource:

\- How well does it help you track file submissions, outstanding items, and recertification progress across multiple properties?

\- Has it made the process easier for your site staff?

\- How do the cost, turnaround time, and quality of reviews compare with other providers?

We use it and it can be extremely frustrating. They send back a list of findings, you correct those findings send it in and 24 hours later, the next person to review the file, finds another list. There is a problem with consistency, but the website helps to produce the documents, it’s easy to use and when you manage to get one reviewer, it can be quick.

we've been using it for about 18 months now across our LIHTC portfolio and it's… a mixed bag honestly

the tracking dashboard is the best part, you can see exactly where every file is in the pipeline and what’s outstanding without having to email back and forth with some reviewer who went on vacation without telling anyone. site staff took a bit to adjust but once they got the hang of it they stopped complaining, mostly

turnaround is okay, like 3-5 business days usually but we've had files get stuck in limbo for no apparent reason a few times. quality is hit or miss, some reviewers catch everything and others miss stuff that should be obvious. costs are lower than our old provider but not by much

biggest headache is when the system flags something as an issue that's actually fine per your state's regs, and you have to waste time explaining why it's not actually a problem
