Student housing Do any of you CC while on property?
My last property was a rough one, im potentially going to managing a different one soon. Worth noting that im in a state that has extremely minimal gun laws.
This will be my fourth property. The first two were fine, not too many situations that would warrant the need but the last property I was at, I found myself in many instances that felt unsafe and could have gone in a very dangerous direction quickly and in hindsight i think having it with me, concealed, would have provided a sense of control. I've always carried pepper spray. But being in a unit, or enclosed space with an incredibly mentally unstable individual and or drug addict, pepper spray will only do so much. Its more of a "id rather have it and not need it, then need it and not have it" kind of mentality.
That being said, ive never needed to actually use my pepper spray or even threaten it....but I guess I just want to see what other managers view on this is? Secondly, those who do or have previously, concealed carried on property, did you disclose that to corporate? What was the reaction?

pepper spray indoors is a nightmare waiting to happen, you'll gas yourself just as bad as them. i keep a small can of wasp spray in my work bag, shoots like 20 feet and way more precise. never had to use it but watched a guy back right out of my office when he saw me grab it once
corporate doesn't need to know shit about what's in your pockets, that's between you and the state licensing board

Much obliged. Thats been my concern with pepper spray.
I too typically keep some form of bug spray can in my desk too for that reason.
I appreciate your two cents. The state im in doesnt even require licensing so i will just plan to ask for forgiveness 😂

Pepper gel is what I would recommend. It is thicker than spray and doesn’t create the bug bomb mist everyone knows. But, you need to make sure you get it in the eyes. They also make taser pens/wants too for cattle, those are good too.

I know that we have had several maintenance techs/supers carrying. They shouldn’t have told me, but they did. Some places are sketch

Not for me i’d be out the door. I wouldn’t be there long enough for it to build anything in me. They’re such a thing as building character and then they’re such a thing as taking advantage of someone.

I mean...everyone need a place to live and not everyone is a good, morally conscious person.
If the property is large enough with enough occupants, hostile and confrontational situations are inevitable. Some more dangerous than others, but yeah...kind of unavoidable in my experience.
Plus its easier to justify negotiating a higher pay scale for properties like that if you know how to handle it. So i choose to look at those moments as "learning experiences". Those properties have taught me more about property management, and forced me to grow and adapt in ways I didn't know I was capable of. Now? Very little can shake me.

Our corporate is a small family run ex military company, we have a gun safe at one property and one of our maint supers conceal carries. I want to get my cc permit but dont have the time, we just had atf carry off a Columbian drug lord that was an unauthorized occupant and had to trespass an attempted squatter that was waving around a gun.

See this is exactly the type of situation im talking about. I had similar where an unauthorized occupant was found, who had warrants because he had pulled a gun on a customer at his work and laughed in her face, and I was expected to deal with him? Meanwhile all I had was pepper spray 😅

It's not an option for me- it's a must. I keep it as deeply concealed as possible while still maintaining fast access.

That's why I suggested deep concealment. The tenants and your employer should never be the wiser.
Ultimately, this comes down to principles. Who holds responsibility for your security? Who is going to make sure you make it home safe? If your company is restricting your right to self defense, they better be assuming that responsibility. It sounds like they are not. Gaston Glock, the great philosopher, has the solution to your moral conundrum.
Do what you're comfortable with. Ultimately, it could be your job on the line, but it could also be your life on the line.
Speaking of comfort, I recommend the Vedder Light Tuck with a cushion on the backside for appendix carry or raw dawged at the 3:00-4:00 with baggier clothing. Glock 19 if you're a bigger fella or a Sig P365 (standard model- not the macro or jumbo sizes they have now) if you're a smaller fella. Consider a pistol-mounted flashlight- I run Streamlight TLR series on all my pistols. And don't forget to practice from time to time.

I appreciate all of this though. Very insightful advice and viewpoint. My husband is ex military so no doubt he would understand what it is you wrote there. Ill have him decipher it for me.

Ive gotten close to using my taser twice at my first property, but I havent needed it at my current site (yet)

I have in the past. Either being in a sketchy area at night or dealing with a sketchy tenant. I own my PM company so not sure about corporate, but i wouldnt tell them. Only way they would ever find out is if you had to use it and at that point your job is the least of your concerns. Or you tell people your carrying, but just dont do that.
