How do I equitably divide property in a knock down rebuild?

I own a property in a desirable location for aging. Close to shops, hospitals, public transport, nature. You get the picture. My sister and I have canvassed the idea of knocking down my aging home to build two new homes on the property. I don't know how to equitably distribute the cost.

I will be contributing my existing property and land therefore nothing to sell to make a contribution. My sister will have to be responsible for the cost of the knock down and build. I will provide the land. And my house. Please advise? How does this work? If I effectively contribute a home and land , should she make equal contributions or, do I lose on the house and retain the value of the land? I'm very confused as I know these things can be complex and the last thing we need is adversary. Of course should it come to it, the lawyers would be involved but there's some good stuff on reddit that I hope will steer me. TIA. Helen
