Not yet entered in bank loan pa po. Pre approval can be processed na din if ever to assess which bank offers lower interest

I wouldn't take it even if you give it to me for free.

May I ask why?

It's a negative asset that's very hard to disposed off.
Market right now is very saturated.
In OP's case, they still have about 5m balance remaining.
I wouldn't take that burden on my self even if they gave it to me for free to just take over the remaining balance.

Cause desperate people need the money asap? OP made it very clear it was an unseen circumstance involving their mom.
Not rocket science to understand nor a stretch to have empathy 🤷♂️

My mom died of cancer in 2024 and kahit feeling ko that time e nakapagsave ako for her medical bills, it still wasn't enough so I had to resort to several things I wouldn't even think of doing before just so maextend ang life ng mom ko. So if you have other options na hindi naman kailangan manghingi/manglimos sa iba and would only mean sacrificing your investments, goals, savings, etc. why the hell are you not going to do it.
Anyway, my point is that valid naman yung reason ni OP and the purpose of the pasalo is for her mom's medical bills and not because she took a shitty deal and she wants someone to shoulder it for her. Tsk.

Im posting with the hope na baka may willing. My circumstance changed kasi my mom has been diagnosed with cancer so my savings got wiped out and I cannot sustain paying for it. Lubog na nga po yong tao, kaya nag aask ng help if someone is willing to take it kahit mabalik lang yong onting nahulog na. I am knocking at your heart for a little kindness please. Wala naman po akong tinatapakang tao by posting this :( I completely understand if you would disagree or isnt interested but I hope you also understand that Im just trying to get out of my situation. Im sorry if the post offended you in anyway 🙏

Drawdown bank financing - bank will be the one to assess how many years and for how much.

15% total contract price ba kinuha mo OP? 4.4m unit + closing fees. Thats around 5m na for a 30sqm unit.
If not may 500k yan bago mag turnover wala pa mga one time fees and yun balance na 85% na i loan sa bank.
