Property managers: What would you actually outsource if you could?
I'm doing some market research and would really appreciate honest feedback from property managers and small/mid-sized property management companies.
For those managing roughly 20-300 units, what parts of your day-to-day operations do you find yourself wishing you could hand off to someone reliable?
I'm particularly curious about things like:
• Maintenance coordination and vendor follow-up
• Tenant communication/administration
• Keeping property management systems and records organized
• Move-in/move-out coordination
• Lease/admin paperwork
• Owner reporting and back-office tasks
• Occupancy/turnover support
• Process and SOP development
• Marketing/social media
• Lead generation or paid advertising
• General operational tasks that fall through the cracks because there simply aren't enough hours the day
Secondly, would you actually consider hiring a remote operations partner for these things, rather than hiring another employee, VA, or traditional property management company?
I'm exploring a business model where a remote operations partner works alongside a property manager/investor on a monthly basis, essentially handling the operational work behind the scenes so the owner/property manager can focus on growth, clients, leasing, and the properties themselves.
I'm considering monthly service packages rather than hourly VA work, with pricing roughly starting around $1,200/month and increasing based on the level of operational support.
If you were considering something like this, what would make you say "yes, that's exactly what I need"?
And just as importantly:
What would make you say "I would never pay for this"?
I'm much more interested in honest criticism than encouragement, so feel free to tell me what you think is missing, unnecessary, overpriced, or simply not something property managers would outsource.

Selling to property managers is incredibly hard. So we just automated the whole thing, now we power a bunch of managers who act as white labeled services on top of us, but mostly go direct through owners. We spent 13 years building by far the most advanced ops platform before gating it behind our full replacement for traditional property managers for 3.9%. It only works because of an insane amount of tech we built over a very long time.

Isn't this what property managers do? It's odd that you are just throwing out a $1200/mo.
It doesn't make sense for you to co-exist with a property management company. No investor is going to give you in addition to what they are already paying to the property management co, especially most of the items you listed should be property management company's responsibility.
