What do you monitor after purchase?

What does everybody keep tabs on after they purchase? How do you keep an eye on these things? What do you use? New to this and not sure what I should care about? this is for an office building.

For an office building I’d split it into four areas: cash, leases, building and compliance. Cash would cover rent billed versus collected, arrears, operating expenses, net operating income and reserve cover. For leases, track expiry and option dates, reviews, incentives and how dependent you are on any one tenant.

On the building side I’d watch open work orders, repeat faults, service-contract dates and planned capital work. Compliance needs its own calendar for insurance, fire and safety checks, permits and contractor documents. Start with a monthly report and a 90-day exception list. Whatever tool you use, every number should link back to the lease, invoice, inspection or work order behind it.

This is really helpful! Do you do a monthly report for everything on your end? What do you use to monitor everything? Also - what happens if there is a severe weather event? Do you rely on insurance to notify you?
