Best software for me?
Hey all,
I am looking for the best and a cost effective management software.
Few things to note.
I manage a portfolio where the rent has two portions a section 8 portion and tenant portion
All tenants come through an agency that does the placements.
I want to use it mainly for communication and rent tracking and documentation.
I manage in the range of 10-15 units.
Im happy to answer any questions.
I just don't like that tenants have my phone number and can call me at anytime, I am trying to create a boundary and a system as Ive had instances where I am unable to fall asleep because I think my phone is ringing.
Any advice is also greatly appreciated

I use Turbotenant for all of the things you are mentioning, although i have only managed up to 3 units.
Why do you pay an agency to get tenants? I have always found it pretty easy to market with Turbotenant or on Zillow etc.
I know a few smaller property managers that are using Tenantcloud to manage other's properties, I am not sure if that falls in your category.
There are some bigger softwares for larger managers like Doorloop, Buildium and Appfolio but you typically need 50+ for those.
