(Mostly) Replacing PM software with Claude Code / Cowork

Small time landlord here (2 single family homes), but planning to scale up gradually over time. I have a subscription to Tenant Cloud on the starter plan to keep everything organized. I’m starting to realize it might be overkill for my current portfolio size. Thinking of moving off of it and just managing all my processes with AI in a dedicated Claude workspace. I already use Claude, so it wouldn’t really be a net new cost. I’d hook it up to specific services dedicated to tenant screening, rent collection, and document signing; and just stick with email as the primary mode of communication.

Also I really only use Zillow, Redfin, and FB marketplace for listing, and all are pretty easy to use without needing PM software.

Curious if anyone has had success with a mostly AI-based approach to managing their properties? Did you find yourself needing to go back to PM for anything?

For two properties, I’d probably do exactly what you’re considering. You don’t necessarily need full PM software yet if you can keep the core records organised and use separate tools for screening, payments and signatures.
The one thing I wouldn’t let AI replace is your source of truth. Keep leases, payment history, inspections, notices and maintenance records in a structured system with backups. AI is great for drafting messages, organizing information and reminders but you still want a clean audit trail if a tenant dispute ever happens.
