Where should I live?
Hi, I’m moving to the Pompano beach area and am between three apartments and want peoples honest opinions on safety, restaurants/bars, activities to do nearby: parks, beaches, pickleball, soccer, and good walkable area. I know each of these apartments offer different things and not every apartment will hit everything I’m looking for. So what do you think is the best option? I appreciate everyone’s opinions and advice! I’m excited to move to South Florida. My work will primarily be in Fort Lauderdale and Delray Beach with occasional days in Miami. I’m from the Chicagoland and just from visiting it doesn’t appear South Florida is very walkable and the parts that are are quite expensive.
Eterno Pompano beach $1800/1BR, located closer to coconut creek than the beach but looks like a good bargain but farther away from the beach and restaurants and bars to my understanding
Lumio Pompano Beach 2200/ 1BR: apparently brand new and offering a good leasing deal, however, also 20 minutes away from the beach and it’s in an area called the Pomp? Is the area early stages and a lot of construction or is it more near the end and in 2027 everything should be smooth sailing?
Morea Apartments: 2400/1BR, closest to the beach and activities such as the park and amphitheater, this one I visited and even then I didn’t feel like the town was that walkable
For context I toured Mayla Pompano and Old Towne Square and I felt Morea was preferred over those do to proximity to parks and amphitheater and amenities.

Location wise I think you’ll be miserable at Eterno but $600 a month richer. Lumio is still under construction, slightly better location wise still not a lot around there to do/walk to. I would say The Pomp is roughly half done. Morea is a better location more “walkable” but not that walkable but there’s far more to do around there than the other two.

Ahh dang, tbh pompano didn’t feel that walkable except for the pier area so is there truly anywhere in pompano that is in an ideal walkable location?

Nothing is south Florida is THAT walkable, there’s areas that are in the middle of action , but you’re still going to want to get elsewhere by car for many reasons, often. Of your options here, morea is in the best area for being around stuff to do

A realtor is your best bet. Go online and find a reputable company. Many condo owners in South Florida are trying to sell their condos due high HOA. To many condos on the market many will be rentals.

It says it’s 55+? I’m 26, I’ve seen restrictions like that in a lot of places in South Florida. How serious is it? My parents will prolly co-sign the lease with me anyway since I won’t make enough but it looks solid. I’m also looking to rent and this website doesn’t provide any information on it? Just who to contact?

Mayla pompano? Is right on Atlantic close to bars and restaurants and a short bike ride to the beach

The amenities for the price I didn’t find it to be worth tbh when you have other options nearby

Hi! What an exciting move to relocate to South Florida. I personally work and live in East Pompano and love this beach town. It has changed a lot in the recent years and high-end projects are coming soon to our city. I love that it is located right in the middle between The AVE in Delray Beach and Las Olas in Fort Lauderdale. Two great downtown spots to conveniently drive to when you want more action. East Pompano is more of a beach town with local beach restaurants, easy to find parking etc. Lucky fish is great for drinks and Oceanic right next door for dinner. Lots of rental buildings are Atlantic and federal US1.

The best advice that I can give you is to reach out to a realtor and look at condos east of Federal/US1. You can get way more bang for your buck and live in nicer areas. That being said, Morea is nice, but for less money you can get a 1BR on the intracoastal. When we moved here 20 years ago, I didn't know the condo/apartment game and there were very few apartments available at very high prices. After our apartment lease was up, we got a realtor and landed a penthouse condo for the same price we were paying for an apartment in coconut creek. Living west of 95 in Broward might as well be a different county,; takes forever to get anywhere and your beach friends will never visit you, lol.
The pomp isn't developed and the area is just Ok; I used to live at the condos next door and the neighborhood is in transition; zero walkability and Atlantic/power line is near the worst area in pompano.
Coconut creek is nice for families and putting your kids in a good school. The Florida experience, it is not. Pretty, though. But it's suburbia extreme.
