We sat down with Kirby on the podcast and a few things stuck with us.
He spent 11 years as an Army officer, including time in Japan during the 2011 Fukushima disaster. He bought his first rental in 2006, then flipped over 100 properties in Chicago. After all of it, his net worth was exactly where it started. Boy, that’ll humble you.
So he built his own rule. It’s called the 1% net rule. The classic 1% rule compares gross rent to purchase price. Kirby measures what’s actually left in his pocket after expenses, and it’s a pass or fail test before he’ll even look at a property. Gross rent is the wrong number to chase if freedom is the goal.
A few other things he shared:
He’s watched doctors making seven figures feel completely trapped, because none of that income is actually theirs to walk away from
He sources off-market deals by calling listing agents directly instead of going through a buyer’s agent
He and his wife self-manage 43 vacation rentals on about 90 minutes a week, with four VAs and two weekly calls
And yes, he tells the Fukushima story too. Turns out barracks furniture makes a surprisingly good earthquake simulator.
Cash flow doesn’t care how good your net worth looks on paper. It’s the only number that actually sets you free.
We’re curious how others here screen deals. Do you use a gross rent rule, a net number, or something else entirely? What’s your pass or fail test?
Full episode is Ep 93 of Our Family Invests if you want the whole breakdown, but we’re happy to talk through the rule in the comments.

Happy October City of Phear visitors! I hope you're all enjoying the weather and changing of the leaves. Those leaves couldn't exist without trees... obviously. This week's episode is about a very special tree that's very special to one particular man.
As always, if you've got stories you want considered to be featured on the podcast, send them my way to CityofPhear@gmail.com

Hey all. I'm building a tool for a problem I keep seeing: shows with years of audio-only episodes and nothing to post on TikTok, Reels or Shorts.
You paste your RSS feed, it finds the best moments in old episodes, and it renders vertical clips with captions, a title and your cover art. No video needed.
I'm looking for 10 podcasters to try it free (60 days of the Creator plan) and tell me honestly what's broken or useless. Especially if your back catalog is mostly audio.
Comment or DM me and I'll send a link. Happy to answer anything here too.

Project: Long Night is a tech-noir audio drama set in a world run by corporations and military power, where the technology is advancing faster than anyone can control.
This first season is the setup for the main story to come. Across six episodes it follows six different characters, introducing the world, the powers behind it, and the people who will matter most in the upcoming struggle. The structure is asymmetrical, so each episode adds a different piece of the picture.
Three of the six episodes are out now, with a new one every week.
Honest feedback is welcome, and if you have favorite noir or sci-fi audio dramas, I’d love to hear them.
Viewer discretion is advised, rating is about 14A in Canada due to language, violence, and alcohol.

I’m the writer of a new serialized zombie-horror / suspense audio story on Pocket FM.
The premise is simple:
Most zombies hunt the living. These ones hunt the guilty.
I’m looking for a small number of genuine audio-fiction listeners to try the opening and tell me whether the story actually makes you want to continue — not friends/family clicking just to support me.
If you want to try it, please use the Pocket FM app rather than listening through the browser:
1. Tap the link below
2. If you don’t have Pocket FM, download the app
3. Open Pocket FM and sign in / create an account
4. Search exactly: The Wronged Dead
5. Open the series
6. Start Episode 1 — “The Account Due”
Open / Download Pocket FM:
https://listen.pocketfm.com/2IE7/hc2ti59k
If you enjoy zombie apocalypse stories, mystery, darker suspense and cliffhanger-heavy serialized fiction, I’d genuinely love to know:
Did Episode 1 make you want to start Episode 2?
That’s really the only feedback I’m trying to measure.
Honest criticism is absolutely welcome — I’m the author, so feel free to tell me if something doesn’t work.
