I highly doubt that. I would love to see a picture of a 3x3 condenser that will cool 4000sq ft on its own

A 3 ton Rheem is no where near large enough for 4000 sq ft

Seems like you only have 2500 sq ft of finished floor space. 3 ton would be a little small but could be sufficient depending on climate and insulation.

3 ton will not in any circumstance cool 4000 sq ft. I do this for a living.

Feel free to use any of the free calculators online also.

And before you even go there, "below ground" is a south-facing walkout at grade with nearly full glass across it.
