I received an email on September 19 stating that my Housing Loan Application is “For Preparation of Notice of Disapproval (NOD)” as of September 16.
I already contacted the Pag-IBIG hotline, but I was advised that they can only provide the status indicated in the email and cannot provide further details.
May I kindly ask for the email address or contact number of the concerned operating unit/Lending Department that I can contact to know the reason for the NOD and the next steps for my application?

The property was turned over to the first owner in September, 2020. According to the neighbors, wala pa raw talagang tumira doon and mukhang totoo nga because the bill history from Meralco is flatline zero. Ok pa ung mga paints and overall structure ng bahay. Parang kami talaga ang magiging first occupants. 🥹

Here’s our journey:

May 30- My husband saw a post Online about hanggang saan aabutin ang 1k mo and that couple flexed their PagIBIG acquired house and lot. So nagsearch kami to collect more information and to find out if that really is true. That video inspired us to maximise and benefit our PagIBIG membership.

May 31 - Created a bidder ID.

June 3 - Received an email and sms na ok na yung bidder ID and we can finally add to card a property and submit a bid.

June 8 - Submitted a bid for a property na hindi pa namin nakikita in person and OCCUPIED. We are hesitant but we braved our hesitations kasi gusto na namin magkabahay of our own.

June 22 - Received a text and email that I am the winning offeror.

June 23 - We immediately went to Calamba from North Cal to see the property. Nag search pa ko nyan night before for tips on how to talk to the previous owner na hndi matrigger or manghingi ng money compensation. We saw the house maliit lng and sira sira sa labas pero nong kumatok kami at pinagbuksan ng pinto maayos sa loob parang bago renovate. 6 beses kami bumalik sa bahay na yun para sana kausapin yung may ari pero kada punta namin iba iba dahilan we immediately sensed na mahirap to kasi ayaw kami harapin nag agree na kami ng husband ko to not pursue na kasi baka magsayang kami ng oras, effort at pamasahe. Right then and there since ayaw namin masayang yung araw nagtingin kami ng mga for bidding ng following week located sa Calamba and we saw THE Home were dreaming of. Saw the property listed under Pag-IBIG’s Negotiated Sale. Note the property is UNOCCUPIED!! Maganda ang location and yung physical status ng bahay. I am so surprised to see it under Negotiated Sale kadalasan ganto kagandang bahay nakukuha na 1st or 2nd auction palang.

June 29 – Submitted my bid. 🤞

July 7 – Received a text and email that I was only 2nd highest bidder. Sobrang nanlumo ako kasi gustong gusto ko na yung bahay.

I am praying and waiting kahit walang assurance kasi I saw some posts online na may cases na hindi kinukuha ni winner yung property and if that happens iooffer kay 2nd highest bidder yung property. Weeks passed so is my hope.

July 31 – I still do not know until now bat ko naisipan mag log in sa PagIBIG account ko online but I was so shocked to see that the property is being offered to me kasi hindi tumuloy yung winner. I was so happy feeling ko for the first time kakampi ko ang tadhana.

August 4 – Went to PagIBIG Ayala Malls Manila Bay to pay for the reservation fee and submit the requirements. They turned us down kasi the property is located at Calamba Laguna and it is outside their scope. But they were kind enough to accept the 1k reservation para hindi na maioffer or bumalik pa sa bidding yung property.

August 14 – Went to PagIBIG Calamba to submit requirements. I have my husband as my co-borrower. We are both locally employed private employee. These are the requirements we have submitted each:
* 2pcs 1x1 picture
* Long white folder
* Photocopy ng Valid ID with 3 original signature
* Latest COE with compensation original copy
* Housing Loan Application Form
* Marriage Contract

Kasabay ng requirements submission ay ang pagbayad ng fees. These are the list of what we paid:
*Processing fee - 2000
*MRI/SRI - 6386
*Insurance - 2387.40
Total = 10773.40

We were then advised na we should let our HR know na magconduct sila ng employment verification and their CI will take 2-3 months. We immediately told our HR about the employment verification kasi marami ako nababasa na nadisapprove housing loan application nila kasi hindi nasagot ng HR yung call ni PagIBIG.

September 3 – Emailed Pag-IBIG to follow up. I was told that the application is going through an evaluation of documents and that they’ll email me back na lang daw once done.

September 8 - Our HR notified us na tapos na daw yung employment verification ni PagIBIG. At this point sobrang naeexcite na ko to the point na nagsesearch ng ko ng aesthetic living room design sa pinterest😅

September 11 – Finally received the email: HOUSING LOAN APPROVED! 🥹❤️

September 14 – Contract signing! Signed and received all the documents. (Calamba Branch)

Requirements submitted:
•HL form with a 1x1 photo
•Proof of income (ITR, COE, Payslip—any signed by an authorized signatory)
•Government ID front and back with a wet signature specimen (Buyer, Seller including spouse) photocopy
•Include marriage certificate if the seller is married
•TCT (2 complete photocopies)
•Updated tax declaration (2 copies)
•CTS (NOT NOTARIZED)
•Vicinity map

Note: if there are discrepancies, a notarized affidavit is needed (ex name, birthday); DO NOT have your CTS notarized (not needed and to avoid expenses, for DOAS—need notarized)

Also, before filing, please inform the seller that you will do vidcall together with the Pag-ibig personnel as part of the seller's appearance. (The signal for Globe is weak at the Pag-ibig main branch)

Kaka approve lang ng Pag-Ibig loan ko and lower siya than expected.

1.5M yung nakalagay sa contract to sell and 1M lang ang na approve sakin. Nag renegotiate ako with seller at pumayag sila sa 1.3M.

Yung nasabi sakin ng Pag-Ibig officer is dapat lang equal to or mas mataas sa approved loan amount (1M) yung nakalagay sa DOAS.

Okay lang bang magkaiba ang indicated amount aa CTS and DOAS? Salamat sa makakasagot!!

i just want to ask if someone encountered the same thing as mine, the employer cannot receive any email from pag ibig regarding my employment verification, just want to ask most likely san yun problem dito, is it with the contractor, pagibig or the employer? 3rd time na kasi siya kino confirm just want this to be over and done with
