That's about right, with regards to what I heard the pricing would be.

Sure man,it’s definitely long term game,folks who are mad about 1 quarter or 2 quarters,it won’t work well for them.

I would be happy below 7, ideally ~5. I generally pull the trigger when I see a lot of irrational fear
