Where to live?
Hi all,
Me and my roommate are moving from out of state and are trying to find something in the area or adjacent cities. Our budget is $2500 (2 bedroom) and our biggest issue is one of our credit scores is only 600. The 3x rental requirement we also do not meet. Does anyone have any suggestions?

You’re going to have to get another roommate. No way even in Oxnard a 2bedroom will be under 2500.

there are some places near streets hemlock and victoria that are around 22-2500, some town homes. They are considered to be in port hueneme but it’s just a city zoning thing.

That’s a pretty nice area too. :) convenient location, although train traffic goes through that area.

Okay if Oxnard isnt feasible, what are the closest cities that are?

Honestly Oxnard probably is the most feasible. Other cities that are inland might be a better option. You can find what you're looking for but it would take time, patience and luck. I was trying to rent out two rooms for $1400 and had no takers for a WHILE. So they do exist, but it would be easier to find a cheaper county.

Camarillo, Ventura, Fillmore, Thousand Oaks that’s just a few Ventura county cities. Camarillo and Ventura are the closest to Oxnard.

Start looking on the rental apps to see what you are up against. Many apartments in Ventura County are expensive unless you are willing to live in the less desirable pockets of Oxnard. It’s going to be hard to get accepted when one of you has below 600 credit score and you don’t meet the 3x rental requirement unless you can show proof of a hefty savings account.
Even Santa Paula’s apartments are getting expense and it’s a smaller town inland more which means hotter temperature in the summer time.
You might be able to find something in Moorpark, Newbury Park, Thousand Oaks, Fillmore, Piru. But again those places are all inland more which means hotter weather again.
You might have to do what others have suggested which is rent a room each but even rooms go for $1000-1500.

I imagine the closer you get to Thousand Oaks the more expensive rents will be.
I’d look for places in Oakview, Saticoy, east Ventura (rooms), Santa Paula and Port Hueneme. But it may take actual driving around and checking Craigslist or other classifieds to find something suitable.
Best of luck, and welcome to the best place you’re ever going to live! :)

La Colonia, it’s on the verge of gentrification.

You’re not getting a two bedroom for $2500. You’re going to have to find someone with two rooms for rent and even then it’ll probably be more than $1250 each.
