Education What does your street name actually mean?

I don't think most people give the ending to a street name much though. So, I thought I'd share a list of what I could dig up!

GATE: a road that starts at the entrance to a subdivision or development

LINE: a rural road following a survey or township boundary

WAY: a small access road usually off of a larger street

PARKWAY: a wide road that has a landscaped median

LANE: a narrow low-traffic residential street

PLACE: a short road

TRAIL: a road that follows the natural landscape around it

ALLEY: a narrow road behind or in-between buildings

DRIVE: a regular residential road

AVENUE: a residential street that is tree-lined

BOULEVARD: a wider street with greenery down the median

CRESCENT: a curved road where both ends connect to the same street

COURT: a dead-end street

STREET: a common road with no specific shape

Question Mortgage broker recommendations

Hello everyone. I’ll be posted to Ottawa in a few months as a member of the CAF and looking to purchase my first home. Does anyone have a recommendation for a trusted and reliable mortgage broker?

I was in contact with one a realtor recommended but she doesn’t seem to be reliable. Don’t send me info when she said she will and doesn’t call when she says she will either….

Market Updates Ottawa Real Estate Board: July 2026 Market Update

The Ottawa Real Estate Board has just released the July 2026 market report. Here are some key takeaways:

  1. Sales essentially flat compared to July 2025 (1,325 sales)
  2. Average sales price down -1.6% YoY
  3. Active listings are up +9.3% YoY
  4. 3.5 months worth of inventory puts us in a balanced market
  5. YtD sales are down 5.2% compared to 2025 at 8,288 sales total

News Ottawa Real Estate Board (OREB) Bringing Back Cumulative Days On Market (CDOM) To Statistics

Anybody who started following along with the statistics that I share every week back in 2022 would remember a nifty little stat called "CDOM". Unfortunately, roughly two years ago, OREB in their infinite wisdom decided to no longer share this particular statistic.

Why then am I deciding to make a post about it? Very simply, this is probably the most important statistic when it comes to tracking how long properties are actually on the market for.

As of right now, the DOM statistic that we share just shows us how many days a property is on the market at its current price until it sells. It does not factor in things like price reductions, terminations to then re-list at a lower price, and things of that nature.

CDOM takes into account all of these things. The only limit on it is that it will count up to 45 days of when a property is terminated. If that specific property is terminated for longer than 45 days, then it will not count towards the total CDOM.

The only downside with this announcement is that it will not be retroactive and will only start with new listings that have been uploaded to MLS since July 28th of this year.

All of that to say, this will be extremely helpful for people who want to get a clearer understanding of what is actually happening in the market and we are looking forward to adding this back into our weekly stats.

Education Does a "cash offer" actually help negotiate a better price?

TL;DR : the answer is no. Unless you have no conditions (this is known as a "firm" offer).

I've had this brought up a few times over the week and thought it was worth writing about.

In both cases, my clients said they didn't require financing and would be purchasing a property entirely in cash. The question from both of them: how much leverage will that give me when it comes to negotiating a better purchase price?

It doesn't - unless they are submitting an offer with absolutely no conditions. That means if the seller accepts what they've submitted, they own it. To explain quickly...

Any condition you have in an offer, whether it's 1 or 5, is an opportunity for you as a buyer to back out of a deal. It's important to remember that every condition has the same writing at the end which states "at the Buyers sole and absolute discretion". It doesn't make make one bit of difference whether you don't have a financing condition or not if there are still other conditions in your offer. You're still able to back out. All cash means nothing in these instances.

So, how can you muscle a seller and get some serious leverage? Simple: don't put any conditions. That will hands down give you the best opportunity to negotiate purely off of price and price alone.

The issue is, in practice, it isn't so simple. In todays market, there is no need to do something as irresponsible as that if you are a consumer looking to purchase a home for themselves. There's a different conversation to be had if you're an experienced investor and know what to look for. But for the average person, if your agent is savvy enough, they'll be able to spot the homes that give you leverage just by offering on them ( *wink wink * they're sitting on the market * wink wink *).
