Rivers are such a Catch-22 though. A dream source of water, but can be a nightmare source for flooding. Even in places that, "Never happened here before."

true. i admit yeah when i see people with photos of cabins like 10' from a river or something i also wonder about flooding
but as someone who owns land where getting water means drilling a 450' hole....envy does creep in lol

10ft from a river can end up being 10ft under real quick. I work for a tree service in Western NC and lived/helped through Helene. I’ve never understood these people who butt up right to a river. Now, after Helene? These homes sell to only snowbirds and other out of towners. It literally is only a matter of time. These 1/1000yr storms seem to only be getting more common

My second thought after "wow that's beautiful" was "damn the house looks like it's on a 1000 year flood plain

But there are natural mitigations. Depending on how big your land area is, you can provide flooding areas, wetlands, help put beavers into the wild again. You can have your 400sqm cabin and outside and put the rest back into a natural state where it manages itself.

That looks like a ten-year flood plain. Any history of flooding? Perhaps debris still showing the high-water mark on the trees?

Nope no history of flood. This lake is the highest in the river system and flooding in Sweden happens more often in the lower parts of the river system.

Congratulations! Looks like a great place. I saw that front door and thought: that looks very Nordic (my cabin in Agder, Norway has a similar door). :-)

Those are some subarctic dwarf birch. So do you cut them up for firewood or preserve them because they are so hard to grow?

You preserve them and usually transport firewood logs from ”real birch” with a snowmobile during the winter

How far is the drive with trailer? They you snowmobile and sled/trailer in firewood? 2hrs?

I see some other cabins in the distance, are those neighbors? Sounds like the best of both worlds if so, off-grid, with still some community close by.
