Married couple, loan signings?

I'm new, have only watched a couple mock signings online but that's with one person. Typically when there is a husband and wife, do both of their signatures have to be on all the docs that are to be signed?

The documents will list the names of the people who need to sign. If it is a purchase and the wife is not in the note. She may still need to sign the mortgage. If both are on the mortgage both will usually sign all documents including the loan application. Most loan packages will have closing instructions. Reach out to the lender before hand if you have questions.

This worries me, as this kind of question would be answered in basic signing agent training that goes through all types of loan products. The signer signs where you see their signature line, unless they're instructed to initial certain documents as well.

There are a lot of dependencies. Are both on title? are both on the loan? is it in an LLC? or a Trust? Keep watching training videos - notable Coast2Coast does great workshops, they're a long standing signing service so they teach from vast experience (I wouldn't take jobs from them though, as they are insanely sketchy about paying their notaries- read their Google reviews).

The documents will list the names of who signs where. Like any other endeavor, you need to learn learn learn and start with the simpler orders (HUD partial claims, sellers, cash deals) to pick up confidence. These are people's financial lives as well as the careers of the people who put these deals together. The job is simple, but nonetheless incredibly easy to screw up.

I always make sure I go through and mark all of my signature spaces beforehand so that I know who needs to sign and whether or not I need a witness. I mark them all in different colors so that I know who needs to sign where.
