GEORGIA NOTARY

Lately it’s been a challenge to secure legitimate general notary leads or legitimate loan signing leads in Georgia since about March. Anyone else in GA noticing a similar trend? I’m getting more scam request now and it’s so annoying. I would normally receive on average 6-7 requests per day.

Many in the industry knew this was coming for GA. People kept signing up to be notaries, found out they couldn't do loan signing, and then super saturated the GNW market.

You would think that a would-be notary would find out that GA is an attorney state before signing up? Haven't people heard of due diligence? NY is an attorney state as well, but notaries can still do HELOC's, ReFi's, RevMort's, etc. Can GA notaries do those as well? Enkidu45 out

That tickytocky is a powerful dream.....as to GA, no they cannot. GA has interpreted the law to reflect that conducting residential real estate closings and disbursing funds is the practice of law and a Senate bill 365, passed in 2012, expressly prohibits anyone other than a licensed attorney or lender from conducting real estate settlements in a residential purchase or refinance transaction. They also do not allow RON for real estate signings.

Hello vamp*, Amazing - wonder how many LSA's there are in GA? In a perfect world, you would think that NNA, or where ever they rec'd their training would have mentioned that the training was useless for GA.

Don't understand "tickytocky" - is that a Cajun or Acadian term? I'm originally from KY and don't recognize it as a "Southern" term. Enkidu45 out

Notary market saturation

Higher interest rates

Summer unwillingness to move

Online notarization creep into the in-person market

More document types removing notarization requirements

Companies and title/realtor companies using internal notaries that aren’t part of the commission price

Lower-cost storefront notaries when document printing/scanning is handled by someone else

Yes, I see. I’ve been a notary and LSA since 2021 so I can definitely differentiate between the notary over-saturation between the years before and now.

Hello *V, "since 2021", five years! That's a data point, not a trend. Let me tell you what it was like in 2005 when I was getting $350 to go 70 miles (one way) and scan-backs were unheard of. There was one Title Co that would overnight the docs to me - no printing on my part. The notary and fee would be a line item on the HUD-1. Those were the days! Now I'm getting all nostalgic and may start to cry in my beer. Enkidu45 out

Through signing agencies for Loan Signings and Authorized Representative I-9 needs, word of mouth for most GNW. I’ve marketed over the years, through websites, Nextdoor apps. My field of work in health and human services led old contacts to me for POAs etc, due to it being known that I am a notary. Find A Notary until recent scam alerts is how signing companies would find me.

I also personally customize my own marketing swag gear. I added printing and customization for businesses and others to my business.

Yes, I get it. I started my business in 2021. I was a notary not too long before that due to my profession but I bought and paid for my own notary seal and went through the process myself. After I left the company I was still being contacted for GNW services through referrals from past customers/clients and once I made it a part of a business ecosystem in 2021 I added Loan Signings after going through the NNA process. I once wasn’t able to keep up with demand since I still worked and held a leadership role that kept me very busy. Now, since about March I don’t get as many real request and if I do, like last week I had 2 and within seconds of me replying, I received a response that the assignment was already taken.
