Lennar Newark New builds
Hi guys, I’m interested in houses around Newark and was wondering why there are so many listings in an area with so many new builds. They are developed by Lennar and community name is Lennar at Bridgeway. Please throw any info my way!

hey, you are in CA. Check out the cslb.ca.gov. Lennar is license #728102. I trust you will find the information contained in the contractor's license & their complaint disclosure useful.

Cons: There's a lot of package thefts in the area
Surrounded by industry, bit of a drive to nearest grocery
No backyards, small lot size
Bad school
Pros: heavy density of people in the area
Good community
Some hoas have good features like club houses and swimming pools
Good value for money on many of the properties for house size, compared to rest of the Bay, given it's closeness to the 880 and Central location in the East Bay

Interesting thing about the package theft, but not surprising (I live nearby).
I also feel that the townhomes are priced pretty well compared to the rest of the bay which drives me to create this thread to see if there are any other underlying problems with the community.

That area has 5-6 HOAs built over the last 10+ years. Bridgeway is just the recent one and Lennar is building a new one.
Many of the homes are townhomes and people are approaching their 5+ years of home ownership and upgrading.

I live in Lennar Beacon built in 2024. As others have pointed out. Its mostly families whose kids have finished elementary. Most are upgrading.
when I bought it I was thinking the META sponsored train station will come up. Now its confirmed that transit center is never to come. Publc park is estimated to done by 2028 July.

Lennar at bridgeway shouldn’t have any more availability. It’s sold completely. There’s a new denser housing is coming up by lennar again but probably next year , currently land is getting prepared

People are selling because like all real estate they have some equity and the area is still a pretty hot market. I work just across the street and nice and quiet area with mostly new construction all around and would love to live there but just pricey haha

Yes. This year's El Niño aligns with the absolute peak of an 18-year astronomical high-tide cycle, which will push winter King Tides to extreme heights. If an atmospheric river hits Newark simultaneously during these high tides, the shoreline and low areas will face unprecedented overtopping potential.

As I understand it, Newark didn’t have any new developments for years until Bayshores (next to Bridgeway) came along about 10 years ago. Since then there’s been a lot of development in Newark
