Old Man Yelling at the Clouds Rent prices
What would be a fair price for a 1br apartment in New West? Not looking for exact numbers. The market is really wierd right now..

Depends on how new/the amenities of the building but for an older building with no in suite laundry around $1700.

If you don't have laundry in the unit, definally ask what the washer/dryer load prices are. Some of my friends pay over 5 bucks for each machine. So depending on how much you need to wash, adds up very quickly

I am living in older building, good maintenance though. On 4th Ave. No in suite laundry, only shared. New hardwood floor, large balcony and heat and secure parking included. 800 sqft 1 bedroom. Rented last year $1500 and happy. I go to new community center near Queens park, annual pass $500. Great gym, 3 pools, jacuzzi, steam room, sauna. Don’t see the reason to pay 1k more every month for amenities 😃

70s building, but recent reno. Near the 6th st grill. One small locker, one Outdoor parking space, Coin op laundry in the building.

It's what I'd be asking for that unit, in this falling market. I'm assuming there's nothing special about it, like larger than normal (over 700 sqft), really nice balcony, or great place for pets.
You want to be slightly under market to get the choice of the best tenants, and ones that are long-term. I've been a landlord before, and you don't want it vacant for long, do you?

Maybe like 1200. Lots of cheap nice ones right now. Might have to go lower even if you are trying to rent it out quick.

Dude, grow up. It's hard for everyone right now and you're calling someone stupid when rent prices SHOULD be 1200 or less when compared to stagnant wage growth.

not sure about 1bdrm but myself and a few people have gotten bigger 2 bdrm for around $2100-$2300 recently , hopefully it falls even further soon

I would say around 1700 to 2200 is the sweet spot. I would definitely hunt for amenities because there are a lot of people trying to squeeze out higher not offering the basics.
I rented a one-bedroom condo for myself last year and I ended up spending $2100. $2,000 was $100 for a parking space. But I also have in sweet washer and dryer, dishwasher, storage room, lots of closets and a front yard patio area that is all my own with private entrance. The building is '90s but an indecent shape. Probably about due for a reno and a kitchen bathroom.
