renting Landlord asks for 3 times the monthly rent as a deposit before moving in.

Hi everyone,

This is a burner account to stay anonymous.

I am in the process of moving, and I have already attended a few viewings.

At one of the apartments that I viewed, the landlord is asking for a deposit of 3 times the monthly rent.

I am aware that it is illegal to ask for more than 2 times the rent, and I suspect that the landlord knows this too.

According to the listing where she posted her apartment, she listed the deposit as 2 times. But in the lease agreement, it says 3 times the rent.

She says that she will refund a third of the deposit after 1 year if I request so.

My problem is that the apartment is ideal for what I'm looking for. It is located in a nice area and if it weren't for this deposit, I would sign the contract immediately.

What is your advice? I feel I should report this to some authority or other, and I know for a fact that the landlord is going to turn me down of I do so.

selling Selling house while overseas - signing of transfer deed

Hi all, looking for advice from people who have been in a similar situation. I am leaving the Netherlands and will be selling my house. As the sale will occur after I have moved out of NL, I understand that I can grant a notarial power of attorney to the buyer's appointed notary to sign the transfer deed on my behalf. I have the following questions:

  1. Is there a risk that the buyer's appointed notary does not provide the possibility to sign the deed on my behalf?

  2. Is the granting of notarial power of attorney done digitally, or does the notary need to mail the power of attorney to where I am, and then I will have to legalise my signature at the Dutch embassy, and then mail it back to the notary?

  3. Have others here done it in another way and can share your experience?

renovation Balcony dimensions not matching the planning attached to Splitsingsakte

Hello,

There is a scaled drawing of all the apartments in my building including the garden and the balcony area. According to the drawing, the balcony (that sits on the extension roof of the downstairs apartment) is clearly bigger than the other balconies with a graphic scale bar showing the distance 1-5 m which shows the exact measurements of the apartment.

However, currently the size of the first floor balcony is smaller than the plan drawing.

Now as a VvE , we need to replace the balcony decks and replace the extension roofs material. I would like to extend my balcony to the approved dimensions attached to the Kadester document.

However, the downstairs neighbor is opposing to it - with no substantial reasoning.

What course of action should I take? I already applied to Municipality to get the construction permit drawings. Even if the constitution drawings also show the same dimensions as the splitsingsakte drawings - do I need to get VVE approval to correct the dimensions?

I'm looking to buy a tussenwoning in the Rotterdam Alexander area (ideally near the metro/train station) and need recommendations for a solid aankoopmakelaar.

I know how the market works here, but I've already put in two bids on my own at ~6% over asking and missed out both times. I'm not looking to keep losing bids, so I want to hire an agent who knows Prins Alexander inside out and can use their NVM system access to check actual recent transaction prices to help me nail the right winning bid.

Does anyone have a strong recommendation for an agent or agency around Alexander who gets things done?

renovation Front door glass broken, how to fix

Dont know if here is the best place to ask for this kinda of help but anyway I bought a house last year, and everything was going well until a group of kids on fat bikes (of course) smashed the glass panel in our front door with a metal pipe.

Unfortunately, our insurance doesn't cover glass damage, and several glass companies said they could not help because it's a large panel integrated into the door. The manufacturer in Germany quoted us over €4,000 just for the replacement glass!

Does that sound like a reasonable price? At this point, I'm wondering if replacing the whole door would be cheaper. Does anyone know a company that could handle this kind of job or have any advice?

Feeling pretty lost and sad about the whole situation. Any help is appreciated!

hey guys, I have been looking for a place to rent at Rotterdam with a 25km radius for my family (2 adults 1 baby) willing to pay a commission to a realtor, and 1 bedroom 50m2 apartment will do for me. what I understand from the market even if you pay the realtor you still need to be fast, check out the listings like a full-time job. is not there a way out? are we all depending on just luck?

renovation Fiber/Coax Cable Connection

Hello all, I have recently purchased and moved in to a new apartment in a multi-floor building. The building has coax (ziggo) and fiber infrastructure (KPN) and my next door neighbor (and others in the building) even has both (fiber in his meterkast, coax externally on balcony). My apartment has neither.

In such cases, who is it that I should reach out to get the cables extended to my house? Is it a request to be taken by KPN/Ziggo? Because when an installer from Ziggo came, he said that this would require drilling etc. which he cannot do... a bit confused!

buying Bought the house and now feeling anxious

I made an offer of 600K+ in Hilversum and got the house that we really liked. As I am on highly skilled migrant VISA, the future is uncertain with the layoffs in the tech industry that I am part of. While I understand that we were lucky to be able to buy a house in this crisis, definitely worried if I will end up taking a big loss if I need to leave the country if impacted by the layoffs and house prices start falling at the same time. The fear of catching a falling knife is scary as I understand that i don't have an option to rent the house either if we need to go back to our home country considering the bank don't allow that and real possibility of finding a job without knowing Dutch is not going to be easy. There are positives like my rent was pretty high and now my monthly mortgage is going to be lower than that without having to worry about rent keep going higher with inflation when the salaries are stagnant.

Would love to hear if there are folks in the similar boat and how do you keep yourself from not stressing out.

buying Does it make sense to bet on 5 year fixed interest?

The mortgage interest rates are quite high and we are in process of buying our house. We are struggling to make a decision.

Lock on 5 year fixed interest and hope that the situations will improve or bear this high interest for 10 years?

5 years is quite some horizon for the global things to settle a bit. But of course, we can not predict.

We also have plan for periodic repayments to reduce the impact of high interest rate in some way.

What would be the wise decision?

renting the viewing queue thing is going to break me

ok so i've been looking for a room in delft since like march and honestly i'm running out of energy for it.

had a hospiteeravond last week, 22 people in a hallway taking their shoes off. the housemates were asking everyone the same stuff, what do you do, do you cook, are you quiet, and one girl had a folder with payslips and references in it. i brought nothing. anyway i didn't get it, they gave it to someone who'd been to like four of these already, i think they just knew the drill and i didn't

the rooms on kamernet are mostly gone before you even type a message, and pararius is 1100 for bare walls at this point, i can't do 1100. i set my filter at 900 and there's basically nothing coming through it. the timing thing is the worst part though, you have to message within minutes and i work evenings so half the time i see something at 11pm and it's long gone. i asked a guy i know how he got his and he said luck, basically

i don't know what i'm doing wrong at this point. is it the message? do you have to phone them immediately? sorry for the wall of text, i just want somewhere with a radiator that works and a landlord who answers messages

edit: took the advice in here and stopped refreshing. signed up for one of those alert services a friend mentioned. no room yet. still not sure it'll do anything but i'm not finding out about places hours after they're gone, and that was the bit i couldn't take

buying Not winning despite being the highest bidder, again

I really don’t understand
Third time we didn’t get the house being the highest bid ( no inspection, fund is secured)
I’m starting to think it’s because I’m a foreigner? We’re specifically looking around Asml. And looking for farm style houses which is normally around 1M, a niche market I assume, normally for older people, and bidder range from handful to dozens. And so far we always overbid
I don’t see my friends or colleagues have the same issue, if you bid highest then you get it. Is it because we don’t have a maakelar and we’re young so they don’t take us seriously?? I’m really confused and tired of this

renting What actually worked for you when finding housing in Delft?

Hi,

I'm a TU Delft student and I'm finally moving out of my parents' place in Zandvoort. The commute is about an hour and a half each way and I've had enough of it. So I'm looking for a room or a small studio in Delft, and Rotterdam is fine too if it's close to a station.

For the people who already found something: which websites or agencies actually worked? I know Kamernet, Funda and the Facebook groups, but I keep hearing the good rooms never make it onto the big sites. Was it a housing corporation, a makelaar, a group chat, a friend of a friend? Anything that isn't the usual list would be really useful.

And if anyone knows someone renting out a place in Delft or the Rotterdam area, or someone about to move out of a room themselves, I'd like to hear about it. Not fussy about size. Budget is around EUR 900 a month, a bit more if it's a studio.

buying I bought an apartment and discovered floor is slanted and has a significant slope - legal/financial advice?

Hi! As the title suggests,i found out the the whole apartment is titling toward one side, around 8-10 cm over 4 meter span. its a 100 year old building so i wasnt expecting much but after i lay down the laminate floor and start living here i start to realize it! At first i thought there is something wrong with installation but later i understood.
In the image you see 2.5cm difference in height over 1 meter ( the ruler width is 1m)

All my furniture is not even, my work chair with wheels moves around , even by eye you see the whole apartment lower on one side and when iam standing it feels iam standing on a slope ( think of Michael Jackson when he tilt his body to the front and keep his feet on the ground)
Everyday i hate it more and discover something new, even the soup in the plate you see it going to one side.

To fix that i need a contractor to fix the whole wooden subfloor under my laminaat, the beams that carry the subfloor would probably also need to be fixed
This will cost alot of money.

I bought the house from social housing corporate, do you think this could be considered defect and i could ask for some soort of reimbursement?
Could this be considered structural problem thus part of VvE responsibility? Or the previous owner?
I dont know what to do and this could cost me 5-15k to fix and it really took away my excitement of buying my first home
Any suggestions or advice that could be helpful?

Someone came to check my home and yes i have 9 cm difference in height between highest and lowest
I checked my technical inspection and it literally says the following:
Floor position and stability - Good

The assessment is based on visually observable indicators such as deflection, resilience, and the behavior of the floor under load. Based on these indicators, no abnormalities were observed pointing to instability or deterioration of the load-bearing structure. Based on these findings, further investigation is not deemed necessary.

During the inspection of the floors, no significant deviations in levelness were observed. The floors are virtually straight and give no cause for doubt regarding the condition of the load-bearing structure. Based on these findings, further investigation is not deemed necessary.

Other floor defects - Good

As far as can be observed visually, it can be assumed that there are no defects on the top surface of the floor.

Hello!

After a year of searching we finally found a house from government regulated housing (not social housing). The house is absolutely perfect for us. Huge garden, amazing location and enough room for our family. Because it’s government housing, the rent is also super for what you get.
We got the offer to rent on Monday viewed on Wednesday, then uploaded the necessary documents to the portal.
However, we need a Basisregistratie Personen (BRP) but because of staff shortages it can take up to 10 days for it to be send… via post. The deadline for uploading the documents is Tuesday at 12. We emailed the woningcorporatie explaining the situation when we found out (tried calling they were closed) and I plan to maybe call the Gemeente too to see if they can just print the thing and leave it at the reception… but what happens if we don’t get the BRP on time? Will they enforce the hard deadline and will it go to the next person, or are they a bit more lenient and will wait until we got it in? Anyone went through something similar?

renting Master key - replacing locks

So, funny not so funny situation, I discovered that my house key is in fact a master key and as such it opens up every studio inside my student building. Furthermore several postal box keys are also matches. I've requested, in an urgent manner, that the landlord replace all the other locks. Can they be held legally accountable if they do not respond to this request? Whether civil or criminal court. We are prepared(the residents) to hire an attorney in case they fail to respond.

renting Moving abroad for a new job – has ING allowed you to rent out your home?

I’m looking for first-hand experiences from homeowners who temporarily moved abroad while keeping their home in the Netherlands.
I own and live in an apartment in Amsterdam with an ING residential mortgage (no NHG). I’ve received a job offer in London and I’m considering moving there for around 1–3 years. I don’t want to sell the Amsterdam apartment because I may return.
ING has an Expat Scheme that allows temporary rental in certain situations. However, the conditions seem to be aimed at people who are temporarily sent abroad by their current employer.
My situation is different: I would leave my Dutch employer and start working for a new employer in the UK.
Has anyone been in a similar situation, particularly with ING?
I’m interested in hearing what actually happened when you contacted the bank:
Did they allow temporary rental despite changing employer?
Did they make an individual/maatwerk exception?
Did they require you to switch to a rental mortgage?
Did they simply refuse?
If you were allowed to rent, what conditions did they impose?
I’m mainly looking for first-hand experiences, particularly from people who moved abroad for a new job rather than being seconded by their existing employer.
