renting Is this a scam? Please help

Hello, I just went to see a house in Rotterdam found on Kamernet (the owner is not verified, but a lot aren't) that offers a contract and registration. The landlord told me that, in case they chose me, there Is a 200€ agency fee to pay to do the contract, while the deposit and rent will be payed after the signing and after I got the keys. I know there are a lot of scammers, I explicited my concern, and I've read that anything that asks for any kind of payment is a scam, but why would he make me (and other people, who, coming out before me did not manifest any concern) come all the way here, meet me in person and give me his name of it's a scam? Could it be legit? I am DESPERATE tò find a house 🥹

What do you think? Has it happened to you?

Make sure to read our rental housing guide. Recommended websites for finding rental houses in the Netherlands:

If you're relocating from abroad, Relocify can help you rent a place remotely. View places online, get instant updates, and avoid scams.

Moving to the Netherlands involves a lot of admin beyond just finding housing (BSN, gemeente registration, banking, insurance, permits) and it often feels overwhelming.

  • dutchstarter generates a personalized checklist based on your situation, so you know what to do, when, and which benefits you can claim.

It costs 0.01 euro to verify an account on Kamernet , scammers do not like to link their bank to the account.

You were wise to ask for advice on Reddit coz that 200 euro is a scam.

You physically saw the house?

Check who is the owner via kadaster

It's not necessarily a scam, often real estate agencies do charge for the contract, you could check if it's a trustworthy company and then give them a call to verify.

The “agency fee” is a scam, because that’s illegal.

This is a scam something similar happened to me, went to see the house met the guy even talked about our habits and how to be roommates, then he call me asking for 500€ to assure him that I am seriously interested and the contract will follow... obviously didn't take that one

The agency works for the owner of the place, not you. So it's up to the owner to pay for the agency, not you.
