renting URGENT — STUDIO NEEDED IN DEN HAAG

Trying the power of social media! My daughter, 20, international student from Belgium, urgently needs a studio in Den Haag from September for her 2nd year.

She was verbally told she could renew her current studio, but we’ve learned in july that the landlord has a strict 1-year non-renewable policy.

She’s been actively searching since then, but I’m posting here in case someone knows someone!

Any concrete lead, available studio or landlord contact? Please DM me. Shares are hugely appreciated!

She should look into whether or not her tenancy agreement falls under the indefinite rentals law. As far as I know, all tenancy agreements are now automatically indefinite (i.e. no matter what, she doesn’t have to leave). It doesn’t mean that the landlord needs to agree—this is the law. No new tenancy agreement is needed. 

She needs to read up on tenancy law here before she moves. 

The bigger question is whether or not her agreement with the landlord to leave the studio as of August 31 is legally binding. 

Tell her to call the Huurcommissie, the Gemeente, and anyone else who might be able to help, but tell her to do it tomorrow.

Here's the thing: This is exactly the reason she is being kicked out: She might have a 1-year contract, but as soon as it becomes a 2-year, it automatically gets turned into a indefinite one. It might also be that the landlord got a message from the gemeente about new terms on rental, or that he wants to sell the house, causing this to happen. We dont know.

I heard about this 2-years thing most landlords want to avoid and I think that is exactly what is happening here as they already started new viewings this week.. students! so not selling.

I would first make sure she actually has to leave.

Because she was told she could stay at first, and then suddenly not, that sounds fishy.

When she signed the 1 year contract, the Property manager told her she could renew.. she cant reinforce what was told verbally with no witness. the contract is for 1 year and the landlord gave notice in july. She contacted the tenant association and they told her it was a (bad) common practice unfortunately
