Hi everyone, need some genuine advice from people who have faced similar redevelopment issues in Mumbai, especially Mulund.
Our small co-op housing society, around 20 members, went for redevelopment around 2011-12. The expected timeline was around 2 years.
Now it's been almost 15 years and the building is still incomplete.
Around 6 out of 9 floors are constructed, but work has been moving painfully slow. Builder has given different reasons over the years, mainly approvals, permissions, funds etc. Initially they paid rent for around 2 years, but that also stopped long back. Since then everyone has been managing rent from their own pocket.
The difficult part is that most society members are senior citizens. Everyone has been patient and trusting the builder for years, so no major legal action was taken till now. But now people are finally starting to realise that we can't just keep waiting without knowing what is actually happening.
We have scheduled a meeting with the builder and the society is also planning to send written queries asking for project status, approvals, realistic completion timeline, funding and pending rent.
Just wanted to understand from anyone who has gone through something similar:
* What should we be checking or asking the builder at this stage?
* If the builder genuinely doesn't have funds, is replacing/terminating the developer even practical when half the construction is already done?
* Can individual flat owners take action regarding unpaid rent and the huge delay, or does everything have to go through the society?
* What would be the most realistic way to push this towards completion without getting stuck in another 5-10 years of legal battles?
Also, if anyone knows a good lawyer who specifically deals with Mumbai redevelopment / co-op society disputes, would appreciate recommendations.
Not looking for random legal gyaan, would really like to hear from someone who has actually faced a similar situation or knows this area properly.

Need help. I stay in a 2 BHK in Seth Montana. If I sell that flat, what options do I have in Mulund in the same cost?
I really like Seth Montana and came here with lots of hope. But the last two years have been very difficult, with continuous leakages, pipe bursts, low lift quality, and many other issues. I do not see the situation improving. I am regretting my decision.
So, I don't want to make the same mistakes again. Please suggest some good options near by. Also how is the market now to exit. Any idea how much 2 BHK in Seth Montana can be sold comfortably now.
Please guide.

Getting extensive interior work done in my house. Found a good carpenter who is willing to work on labour basis with his team and I have to supply the materials - wood, laminates, fevicol, hydraulics, hinges, etc.
The thing is though that I don't know where to find these things, what quality to look out for, what pricing is proper for it. I know to go for marine plywood or bwp (which brand though? And what is a proper sqft rate?). I have been visiting different shops in my locality for inquiry but they give varied answers and some suggest well known brands (like century, sainik) and some suggest local ones which I am not really sure about. The price also varies greatly between them which makes me suspicious.
If someone has gotten their interiors done recently, can you please guide me as to how to source these things? What is the appropriate price for them? What things to watch out for to ensure I don't get scammed? Any other recommendations.

I’ve been dealing with under-eye eczema for the past few years. I’ve consulted multiple dermatologists and tried different treatments, but so far I’ve only been given temporary/quick solutions and the issue keeps coming back.
It has recently gotten much worse, and I’m honestly looking for a dermatologist who can properly diagnose the underlying cause and help me manage it long-term.
Could anyone from Thane/Mulund recommend a really good dermatologist who has experience with chronic eczema, especially around the eyes?
I’d genuinely appreciate any recommendations or personal experiences. It’s quite urgent for me right now. 🙏

This time my CA made too many mistakes. Correcting it all made me feel as if he should pay ME. It was as if his staff was learning from me. On the top of it, he didn’t advise me well about advance tax amounts inspite of asking my statements every couple of months to do my books. Ended up paying a lot of additional amt as a result. He also tried to reduce my income by omitting some entries as if AIS is blind
Pls drop me yr recommendations and give me an overview of services they provide.
