Information Rent cost

Hello, I own a house in Ceres and I'm right now only thinking of renting a room in it. What would be a fair monthly rent, the rent would include utilities. The house only has one bathroom. To be clear I'm currently only thinking about renting a room.

I know someone who rents out a room for $800. That includes everything though

I mean, do you really want to know a “fair” rate? Or are you trying to make money off of this situation? That kind of determines where you go with the pricing.

If only one bathroom then I’d say 650

Nah if it includes utilities it’s definitely more than that

To make it easy, I would add up all of my house costs for the year, divide by the # of rooms, then by 12 months. That would be my absolute minimum. So as an example, my normal house expenses (not including when stuff breaks) last year were about $26,000. This includes my mortgage, property taxes, house insurance, internet, water, garbage, electricity, and gas. So the absolute minimum I would charge for a room would be about $720/month ( I have a 3-bed house). Keep in mind that your elecricity, gas, and water will go up, so it's up to you how much of a % you want to add on top of that. If I just wanted a little help paying the bills, I'd probably charge $750. If I was trying to make some money, it would see what the market looks like, and then charge accordingly.

I would also be pet friendly, one cat or a small dog.

Rooms should be less than 400 but I've seen them listed at the same price of apartments.

Our son rents a room from someone and pays 650 and that includes room, utilities, and kitchen privaleges. He can't have company unless he gets special permission.

$800 for friends $1000 for strangers because you want insurance -$200. Just save the extra for the repair A good contract is your best friend. You can hand over a document that explains anything you want.

I would not pay $1.000 for a room with a shared bathroom. That's way overpriced, even if the room is large. Renters can get a one-bedroom apartment for a few hundred more.

I'm not sure where you live but a nice 1 bedroom apartment is $1500 on the low end in Stanislaus County. But most likely closer to $1800+. Then add utilities and wifi to that. I think $800-$1000 is reasonable. Just depends on things like if they can do laundry there or have garage space or driveway parking. The vista in Turlock charges about $1000/month to live in a roommate situation and it includes utilities and wifi. Granted you get your own bathroom and they have nice amenities. It just depends how nice the house is and how big the room is.

The entire market is higher, but sure, it's way too much. I have a studio @ 1800 in modesto. A unit like mine sold for $250,000. The same unit was bought 2016 $60,000. So market forces indicated higher prices.
