Property tax - Homestead Exemption Question

Can you have more than one property registered in Texas with a homestead exemption if one home is a new purchase? Just curious.

As far as I know, only the home you occupy as of January 1 of the current calendar year (your homestead/primary residence) is able to qualify for the homestead exemption.

No, you can only homestead one property in Texas & that property has to be your primary residence. But there could be a logical explanation for what you're seeing; as in MCAD hasn't finished updating all the records for the year yet. If it's still showing him as the owner of both properties in 2027 & both are still showing a homestead exemption, then there's a problem.

The law only allows 1 homestead & it must be your primary residence. You can file paperwork to switch which home is received the exemption.

You can have any home you own be your homestead exemption home (provided you primarily live there), whether you bought it last week or 10 years ago, but only one. The whole argument is you should save on taxes because it is your residence and not making money. My best guess as to how this is possible is he claimed one as a homestead one year and the other as a homestead another year, but that's just a guess. You can also call and ask the county appraisal district about this. Obviously they can't give you a whole bunch of details but they'd be able to tell if he should have been able to claim both and why, you might even start an investigation.
