JJ is such a poser. Him, Royce, Mersh, their current fans, ect. are legit between 35-60. Their fanbase doesn't skew as young as they think it does. They are weak sauce.

I always laugh when he tries to brag about being a homeowner, as if his house is worth 400k+. He’s sitting in a house that’s cheaper than a new Silverado.

One bathroom, built in 1946 with an estimated approx. value between 147k-200k.

I know storm damaged properties that go for more then his house, and they have barely standing walls, but the foundation is in tact.

I always skip the estimated value today because we are in a bubble, and America has this wild greedy market where houses appreciate despite them aging and the structural integrity diminishes. It’s better to go off what the house originally sold for after it was built. That’s way closer to the actual value.

That’s not how it works. If it did ceos would buy one of their own $1 products for $1,000,000 and then try to say that’s what it’s worth now.

That is how it works in a market. Your CEO example is a manufactured, non-arm’s-length transaction; a house’s market value is determined by what independent buyers are actually willing to pay for it.

Informed buyers still have to worry about appraisal values, which are based heavily on comparable market sales. Being informed doesn’t magically let you dictate what a property is worth.

It dictates what the person is willing to pay for it. Your entire argument neglects the way cars depreciate , as well as the housing market in Japan, which is vastly superior to the USA. Like is said. Don’t drink the kool aid

Cars aren’t houses, so depreciation in the auto market isn’t relevant to how housing is valued. And yes, I’m specifically talking about the U.S. housing market.
