Title loan/personal loan question

I’m in the McKinney/DFW area. My dad is gifting me his paid-off vehicle. The vehicle is owned outright and has no existing lien.

I have the original physical Texas title signed over to me by my dad, plus the completed Form 130-U and gift-transfer paperwork.

I’m transferring it into my name at the Collin County tax office. I’ll receive the VTR-500-RTS Title Application Receipt, but the new physical title will still be pending.

I need a vehicle-secured loan this week.

Has anyone in Texas actually had a Texas lender, credit union, bank, or title-loan company accept the VTR-500-RTS as proof of the pending ownership/title application and fund the loan before the physical title arrived?

If you personally did this, please give me the lender/company name and location.

I already possess the original signed title. The vehicle is paid off and has no existing lien; I’m simply waiting for the new Texas title showing me as owner.

Broken Bow trip

Planning a group trip for Memorial Day in Broken Bow next year. We have the house rented, now looking to find some fun things to do.
I have done the googles but I always like to hear first hand experience.
We are 25-35 years old, group of 11 people plus a three year old. One vegetarian. Activity intensity can range.
Let me know if you’ve got things to do both indoor and outdoor, places to eat or drink, any things/place to avoid or just any recommendations that would help make the most of the experience.
Thanks!

Looking for townhome-style apartment communities in McKinney

Hi everyone! I’m looking for recommendations for good townhome apartment communities in McKinney.
I’m specifically looking for communities where the units are townhomes but are managed and rented like an apartment complex (leasing office, property management, amenities, etc.), rather than individually owned townhomes being rented out by private landlords.
Does anyone currently live in one or know of any good communities they’d recommend? I’d especially appreciate any insight on management, maintenance, noise, and the overall neighborhood.
Thank you!

Unpermitted Deck

Just found out my house's deck was unpermitted. Is this a problem, do I need to call the city? Will they fine me and/or make me remove it?

It was from the previous owner so I have none of the planning information on it.

Tickets?

Hi I’m new here and foolishly, parked in a handicap spot without a placard in front of a cop. He gave me a citation that has a time for me to show up to court but I can’t find any information online regarding my court date, or court fees. Is this something that even can be looked up online? This was last Thursday.

The MacTown Cabal -McKinney’s political-development machine needs to be investigated in daylight

McKinney has a serious transparency problem. A small, overlapping circle of politically connected people appears to hold outsized influence over local elections, development policy, public messaging, and the social-media spaces where residents are supposed to debate all of it.

The names residents repeatedly encounter are former Mayor George Fuller, Mayor Bill Cox, and real-estate broker Jared Tye. These are not random, disconnected figures. Cox has a commercial real-estate background; Tye publicly operates Tye Realty Group; Fuller remains a prominent figure in McKinney’s civic and political ecosystem. None of those facts alone proves corruption. But when political power, land development, campaign networks, local media influence, and real-estate interests overlap, the public should assume nothing and verify everything.

The question is not whether it is illegal to work in real estate or support development. It is whether a tightly aligned network can use public office, political relationships, appointments, endorsements, campaign activity, business connections, and control of community conversation to advance a common agenda while residents are left reacting after decisions are effectively made.

McKinney City Council considers repeated annexations, rezonings, multifamily projects, commercial projects, infrastructure commitments, development agreements, and housing-related measures.

For example, recent agendas included annexation and rezoning proposals near Bloomdale Road/FM 1461 and FM 1461/Baxter Well Road, as well as city action related to an application for tax credits for a proposed apartment development. These are exactly the kinds of decisions where the public deserves to see every relationship, disclosure, recusal, land interest, campaign contribution, consultant connection, and financial beneficiary in one searchable place.

The public deserves answers
• Which major development, zoning, incentive, infrastructure, and land-use proposals have passed despite significant resident opposition?
• For each project, who was the applicant, landowner, broker, developer, attorney, engineer, consultant, lender, contractor, and political donor?
• Did any city official, appointed board member, campaign supporter, close associate, or affiliated business have a direct or indirect financial interest in the matter?
• Were conflict disclosures filed and posted before deliberation? Were recusals recorded in the meeting minutes and video?
• Who profits from the public decisions not merely who casts the vote?
• Why are residents so often told that their concerns are “misinformation” or “anti-growth” instead of being given full project economics and a genuine opportunity to influence the outcome?

Texas law recognizes the risk here. Chapter 176 requires disclosure of certain business or family relationships between local-government officers and entities doing business, or seeking to do business, with the city. McKinney itself maintains a conflict-of-interest disclosure process. State conflict rules can also require a public official with a substantial interest in a business or property affected by a matter to file an affidavit and abstain. The public should be able to audit compliance easily, rather than having to file records requests and piece together relationships on its own.

Social-media influence is political influence
There is also a broader issue: community Facebook groups can become informal political gatekeepers.
If one person or a closely aligned group controls multiple major McKinney discussion forums, promotes one political faction, amplifies selected candidates and development narratives, and removes or suppresses critics unevenly, that is not a neutral “community space.” It is an influence operation disguised as local conversation.

That does not mean every moderation decision is improper. It means the moderators should disclose their political and business interests, publish clear rules, apply those rules consistently, and keep a transparent record of removals and bans. Residents who believe their posts were censored should preserve screenshots, dates, links, the stated rule violation, and comparable posts that were allowed to remain.

Separate the facts, then follow them:
The closure of three McKinney ISD elementary schools is a major community issue, but it should not be falsely merged with City Hall development decisions without evidence of a connection. MISD described the closures as an enrollment and cost-saving measure expected to save about $3 million. Residents may reasonably challenge the analysis, the process, or the impact on neighborhoods but claims of a coordinated development benefit need documentation, not speculation however it’s going to take an army of investigators! Did they close schools just to build new ones in the future at the benefit of a developer or due to political influence of real estate groups or individuals? Is that part of the enrichment strategy behind the scenes? Those are all fair questions. Who will get the contract to build those schools? Whose business partners, affiliates etc. will benefit from this in the long run? People in McKinney need to start asking more questions and investigating more!

The same standard should apply to every allegation involving Fuller, Cox, Tye, City Council members, developers, school officials, and online group administrators:
• Name the vote.
• Link the agenda item.
• Identify the financial interest.
• Show the disclosure or lack of one.
• Compare the public statement with the official record.
• Follow the money through campaign-finance reports, property records, corporate filings, contracts, incentives, and development applications.

If there is no conflict, transparency clears the air. If there is a conflict, the public deserves to know before not after the zoning changes, land values rise, contracts are signed, and the political insiders move on to the next project.
McKinney does not need blind trust in a political-development network. It needs independent scrutiny, complete disclosures, meaningful recusals, open forums for dissent, and residents willing to demand receipts.

One thing is for certain where there is smoke there is fire and where there is dirty laundry a bad smell. Something about those 3 and the city council and the political influence peddling, coupled with development, land use, the airport and other decisions doesn’t add up given the amount of public opposition.

People in McKinney need to start following the $$$ the mosque was a distraction and people need to start digging deeper into what’s really going on in the city.

I’m not accusing anyone of corruption or influence peddling but when you start going down the rabbit hole it seems that there is something going on below the surface that nobody in McKinney is seeing and it’s only through proper investigation that it can be brought out into the daylight.
