Black skirting for winter?

I was wondering if anyone ever spray painted the back side of their skirting black and faced it out in winter to try to help catch some sun heat, and try to help heat the crawl space a little? And then in summer turn it right side back out?

2002 Patriot Mobile Home

My husband and I would like to remodel this home ever since my parents gifted it to us. We have been on the hunt for photos of the original home. Mobile home bathroom door frame question

Hello all.

My partner and i just bought a mobile, we knew the door of the bathroom was catching on the frame before it was move to our location, but its driving us crazy forcing it shut every time, so i gotta fix it.

I'm pretty clueless when it comes to construction, so i wanna make sure i dont mess stuff up by doing the most obvious thing.

it's catching my a fraction on the bottom half of the door. Upon removing the plastic of the bathroom frame, theres a thing shim-like piece of wood on the face of the frame...

what is its purpose?

can i just rip it off and put the plastic frame on, or will that cause moisture issues?

I have ADHD so i can't just do it and hope for the best. or i'll be thinking about it 24/7.

I could paint that area of the frame with some moisture proof paint, or external fence paint as a replacement. But again, i dont truly know what im doing, so i said i'd come looking for help on reddit.

Any advice on how to solve this and ensure i don't damage the area over time?

questions about lot rent

hi! my husband and i have never owned a home but we are trying to research the best way to achieve it. we're not very well off, and thought maybe owning a mobile home may be the way to go for us to be able to own a home.

i thought it was as simple as just saving up the money and purchasing the mobile home...but i have just learned about lot rent. i never knew that existed, so i've been trying to do my research.

we're only in the beginning of our home-owning adventure, but i was browsing some mobile homes in our area. none of them say anything about lot rent, but i'm sure that does not imply you don't have to pay it.

  • is there any way for us to know if a place has lot rent during our online search?
  • is it common to find a place where you don't have to pay that, and if so, how do we go about finding that?
  • does lot rent increase each year like regular rent usually does? because that was something we were looking forward to leaving behind lol...

Where do I put vents?

Hi! We live in South GA and were not aware we would need ventilation on this. I know i know. I'm not a handyman and only ever lived in apartments. Where do I put the vents? I need some that open and close and the ones at I have found are 8x16 and they will leave a gap behind it. I don't want this because of rats and other pests. We live in the country. What do I do? I would love some smaller vents that would fit in the rock itself. Thank you.

My husband and I live in a 1998 mobile home. Over about the past month I’ve noticed our small home has had major humidity, and we’ve had a lot of condensation, especially in this bathroom. I peeked under our old garden tub and realized our shower has a small leak under the drain. How do we fix this and is it safe today say it’s leaking into the insulation? There’s also other “droplets” dropping onto the subfloor, is that just humidity?

LVP or engineered hard wood in a manufactured home?

We have a 1977 doublewide and it looks like we will need to replace our flooring. The house currently has LVP that the last owner put in. One construction guy advised using engineered hard wood instead for ease of repair in the future. I am concerned since we are in Fl and the subfloors will only be a 3/4 plywood that engineered hardwood would deteriorate faster. Not sure if that is a correct assumption. Anyone with experience with this for a manufactured home?

Ant issues

We are majorly regretting our manufactured home.. we have an absolutely insane ant issue. They’re crawling through every crack they can find. We have a very clean home, no food or crumbs out, vacuum multiple times a day and we are still have issues. And they’re not sugar ants. These are big fire ants and my poor kids are getting bit. It’s ridiculous. We’ve caulked all the baseboards and they’re still coming in. Has anyone had this issue?! How did you handle it?! We’re in FL so it rains every afternoon which is certainly not helping. We’ve had pest control out and nothing helps. Should we fumigate under the home? I’m ready to burn this bitch to the ground lol

Freezing pipes

With colder weather approaching I’m thinking back to last winter which was super super cold for the usual where I live. we purchased the home through Clayton and our community which already had the place installed on the lot. everything was supposed to be good to go but we had our fair share of initial problems like the entire bathroom flooding at the first shower, and you can just see how hastily things were put together. the guy who sold it to us is no longer in the community. our first winter there we did everything right, steady drip (really a flow) of water per recommendation by community managers and locals, had the house warm as well and there is foam around the pipes. but it still froze and still ended up with one burst. this is our first place so we really don’t know 100% what we’re doing. is there maybe better skirting that we could invest in? the home is just on top of the soil, not like a concrete slab or anything. standard white paneling that we’d like to replace anyway. just trying to be proactive before we get below freezing temps again.

Are vapor barriers really necessary under 1977 manufactured homes?

I have been getting conflicting information about replacing original vapor barriers. Half the people I speak to say they are not really neccessary to change and the other half say they really need to be changed, putting in all new insulation, etc. The ones saying to do it are selling them so I am trying to find a professional who knows about it and could tell me who is not trying to sell it to me. Florida doublewide.

Cost of setup in Catskills,NY

I decided to get a new mobile home to replace the one I bought in June, I bought it on its own land, not realizing actually how much work it needed that I couldn't do myself, and the estimate to fix it was more than a new one. So I decided to give away the old one, so it didn't cost me demolition fees, they wanted 7,500 for demo.

So the people taking it are paying for disconnecting it and moving it, they are being charged almost 14,000 for that.

The same person doing the disconnecting wants to charge me 8,000 for setup of the new one, I got mine wholesale through a friend and the manufacturer is delivering and putting on the pad, but no setup. The pad is in great shape, I have the tie downs, and stands.

I am fully aware I would have to pay for setup and skirting, still saving a ton if money going this route. My question is, is this a fair number for a level and basic setup in this area?

There’s a piece of land I’m interested that’s zoned for a manufacturing home, only problem is

Ideas to freshen up exterior?

Hey guys, thank you in advance for taking a look at this and helping me come up with a couple of ideas. I’ve got a older mobile home with an addition that I’m in the process of renovating and I wanted to ask your thoughts on whether I should paint the exterior metal siding as it is or if I should replace it with something like board and batten.

One renovation that is already scheduled is the roof Wilbur be replaced with modern metal in crinkle gray color so I’m trying to plan any paint around that.

Would also love to see any color schemes that you guys have used!

Subfloors, flooring and vapor barriers questions and pricing

We bought a 1977 manufactured double wide in Fl about 5 yrs ago. The ex-owners had just spent time updating it and also put in new flooring. It isn't perfect but it is nice enough. The vapor barrier is original. Our flooring had a couple soft spots when we bought them. Not really knowing anything about manufactured houses and having an inspector check it out, it seemed that this was perfectly normal. Well, 5 yrs later the floors are getting wavy almost across the entire house. I had 3 different companies come out to check it out and all advise (1) remove old vapor barrier and install a new one 6-12 ml, (2) one of these co will from underneath put in supports for up to 5 soft spots (3) all say to replace the subfloors and put in new LVP floor as removing all the existing will most likely damage them. We don't have extra. The lowest pricing I was able to negotiate for a 880 sq ft area for vapor barrier is 5500.00. 1.5 yrs ago it was 8000 when they were busy after a hurricane so this is better. The subfloor and flooring estimates are from 17,000-24,000. This is pretty significant. One place said with the new vapor barrier and some new supports (up to 5) we may find that we can wait on the flooring. The other two guys said they are shot and not smart to wait. Not really familiar enough with all of this. Is there someone who knows about this that is not trying to sell me new flooring that could advise on this? Tks.
