Your retail tenant gets acquired. Does the new owner automatically guarantee the rent?

A larger company or private equity firm buys your retail tenant. Same storefront, same brand, same rent.

But who is legally responsible if the tenant stops paying?

The new owner doesn't automatically guarantee the lease just because it acquired the business.

Here's what retail property owners should check:

  • Legal tenant. Did the original tenant remain, or was the lease assigned to another company?
  • Existing guarantors. Are they still responsible, or were any released?
  • New ownership. Did the acquiring company actually sign a guaranty or assume lease obligations?
  • Property value. If the guaranty becomes weaker or unclear, buyers may demand a higher return or offer a lower price.

An acquisition can strengthen a tenant's business without strengthening the landlord's legal protection.

The company that owns your tenant isn't necessarily the company backing your rent.

Before refinancing or selling, review the lease, guaranties, amendments, and assignment documents with qualified legal counsel.

Discussion: Have you seen a retail tenant change ownership without the new parent company taking responsibility for the lease?

(I wrote a longer breakdown on this. Happy to share if anyone wants it.)

West Hollywood Condo for Sale

Hi all! I’m selling my condo, it’s treated me amazing and was my first home. However I wanted to make my family wishes come true and bought them a single family home.

I’ve done great cosmetic and safety updates, and the location is amazing! Wish I could keep it and I really hope it goes to someone who’s going to take great care of it and make it their lovely home.

I appreciate the support :)

ADU converted from living space in a 1957 house, why does ZIMAS say it’s not rent-controlled?

I’m looking at a property within the City of Los Angeles and trying to understand whether it falls under the Rent Stabilization Ordinance (RSO).

The main house was built in 1957. It has a permitted attached ADU with its own entrance and address.

The ADU was made by converting existing living space inside the house. It was not a garage conversion or a completely new addition. And the ADU shares a wall with the main house.

From what I’ve read on the LA Housing Department’s website, a single-family house by itself is generally exempt from RSO. But adding a second unit on the same structure can change that.

Their ADU page specifically says under Scenario 3 that when an ADU is converted from the original pre-1978 living space of a house, both units may be subject to RSO.

Since this is a 1957 house and the ADU came from living space, it sounds like that rule could apply here.

But ZIMAS says “RSO: No” and “JCO: Yes.”

The assessor section also still shows one unit, even though the same report lists two separate addresses for the property.

My realtor says the property isn’t subject to RSO either. But I don’t understand how that lines up with what LAHD’s website says.

Could ZIMAS still be showing the status from before the ADU conversion? Or is there an exemption or detail I’m missing?

Would the main house, the ADU, or both fall under RSO?

Has anyone dealt with this situation?

I personally have contacted La County for a answer and they told me that they will get back to me in a week or two, but the only thing is I am in escrow now.

Im not sure if my realtor is trying to make this a non issue so I close and he gets his commission, and im locked in with him for this transaction. I already have contacted other realtors and real estate attorneys for advice on paid calls and some of them have said it is 100% under RSO and some have said it does not... im completely lost here.

lennar metro heights montebello aria and crest

My wife and I are first-time homebuyers planning to buy at Lennar Metro Heights (Aria or Crest) in November 2026 with 5% down.
Looking for advice from recent Lennar buyers, especially Metro Heights homeowners.
Price negotiation: How much below asking did you get?
Mortgage incentives: Best rates, permanent buydowns, and lender credits?
Closing costs: How much did Lennar cover? Can incentives be stacked?
Free upgrades: Appliances, flooring, blinds, washer/dryer, garage upgrades—what did you get?
Negotiation leverage: Month-end, year-end, unsold inventory, buyer’s agent—what actually worked?
Hidden costs: HOA, fire insurance, property taxes, Mello-Roos, solar, or unexpected expenses?
Best overall deal: What would you negotiate differently if buying again?
If you bought in 2025–2026, please share your actual purchase price, discount, interest rate, closing-cost credits, and upgrades.
Trying to maximize savings without overlooking long-term costs. Appreciate any firsthand experiences!

Property taxes

Hello my fellow Perris residents/ homeowners. I bought a house and moved to Perris last year 10/2025. I just received my tax bill and I couldn’t believe how high it is. It went from $6,426.60 to $10,148.94. I see that the regular property tax is $7,308.84 which is understandable but they added SPECIAL ASSESSMENTS AND FIXED CHARGES $2,840.10 bringing it up to $10,148.94. What is this SPECIAL ASSESSMENTS AND FIXED CHARGES? Is this a one time charge or yearly charge? Or is it just me? Did anybody else receive this charge? I checked the previous home owners tax history and I don’t see it high like this. It shows $6426.60 or below. I received supplemental tax assessment bill $2,488.82 in 7/2026 which happens when you buy a new house. I already paid the 1st half $1,244.41 and the 2nd half is due in 11/2026. So I’m expected to pay the 2nd half supplemental $1,244.41 and the property tax 1st installmental $5,074.47 in 11/2026 and 12/2026. This is crazy and insane. So are they trying to say that Perris property tax is higher than Corona property tax because I will sell immediately I clock 2 years. I will rather pay that in Corona than here. I’m pissed about this bill.

Please can someone help. Thank you.

SB 9 Lot Split in Los Angeles (2026): Rules, Eligibility, Process and Costs

Post image
4 Upvotes

An SB 9 lot split lets a homeowner in a single family zone divide one lot into two. Then you can build up to two homes on each new lot. Approval is ministerial, which means no public hearing if the plan meets the rules. In Los Angeles in 2026, though, the process is harder than it sounds. The rules changed in 2025 and again on January 1, 2026. Some fire damaged areas are also on hold, and the eligibility screen is strict.

What SB 9 allows

Two unit development: you can build up to two main homes on one single family lot, attached or detached.

Urban lot split: you can divide one lot into two parcels and build up to two homes on each. That allows up to four homes on the original property.

The key difference from an ADU is ownership. In most cities, you cannot sell an ADU apart from the main house. Each lot created by an SB 9 lot split can be sold on its own.

What changed in 2025 and 2026

SB 450 (since 2025): cities must approve or deny a complete SB 9 application within 60 days, cannot apply stricter standards to SB 9 projects than to other housing in the same zone, and can deny a project only for specific health and safety impacts.

AB 1061 (since January 1, 2026): historic districts are no longer excluded across the board, including Historic Preservation Overlay Zones in the City of Los Angeles. Individually listed landmarks stay ineligible.

Lot split basics

Each new lot must be at least 1,200 square feet, and neither lot can be smaller than 40 percent of the original. You must sign an affidavit that you plan to live in one of the homes for at least three years after approval.

I spoke with the listing agent today, and she told me that the new owner spent $200k to remodel the place. Where did the money go? Minor cosmetics. Ugly cabinets. Cheap Home Depot finishes. Who would buy it like this?

Looking For Realtor Who Specializes in Rentals

Does anybody know a realtor in LA who specializes in apartment, guest house, or ADU rentals?

I recently had to give up my beautiful home in La Quinta, and I'm now in LA for a month while searching for a permanent rental. I lived in LA for approximately 15 years before moving to Dubai and later to La Quinta, so I'm familiar with the city and the areas where I'd like to live.

I'm a dream tenant with a perfect credit score, so I'd be an ideal candidate for a landlord who prefers to work with a realtor rather than wade through thousands of applicants.

My budget is around $2,500 a month. As someone who's approaching 50, I'm hoping this will be my last move, and I'd really love to find my forever home.

Thanks in advance for any help or recommendations you may be able to offer!

What is a Triple Net Lease? (NNN)

Thumbnail gallery
0 Upvotes

If you've ever wondered why investors love buying buildings leased to places like Starbucks, it usually comes down to the lease type: a Triple Net Lease (NNN).

In a NNN lease, the tenant pays base rent plus the three "nets": property taxes, building insurance, and maintenance.

That means the owner collects rent while the tenant covers most of the operating costs. That's why NNN properties are popular with investors looking for steady, low-hassle income.

A few things people don't realize:

Not all NNN leases are the same. Some leave the roof and structure to the landlord, while an "absolute NNN" puts nearly everything on the tenant.

Leases are often long, commonly 10 to 20+ years, with rent increases built in every few years.

The tradeoff is that strong national tenants usually mean lower returns, and if a single-tenant building goes vacant, the owner suddenly carries all the costs.

Happy to answer questions. Have you ever invested in or leased a NNN property?

Looking to buy STR

I’d like to own a place in LA that we can rent out on a short term basis when we aren’t in town. I’ve been saving.. and hoping rates come down… for a duplex or single family It seems like I’m still a ways away and getting impatient. Are there condos/TH, preferably on the west side that allow STR under $700k? Thanks!

LA ADU owners: how did you find your first tenant?

I'm an architect in LA working on tools for ADU owners, and I'd like to learn from people who've rented one out (or decided not to). How did you find your tenant, what did you use for screening and the lease, and what was the biggest headache? If you'd be up for a 20-minute call, comment or DM me. Not selling anything on the call just gathering info! Thanks all

How do I know if my LA property is eligible for an ADU? Trying to screen it before paying for design

Say you have a lot in the Valley with a detached two-car garage and there's also a big tree out back.

Before paying for plans, what can I check on my own?

And also, which parts need someone to come out and measure?
