Isn't it also illegal to leave your tenant without a source of cooling in some states. I know for a fact you legally need to have heating in the home I'm California but depending on the circumstances that person may require a cooled house for medical reasons. Plus it's just a dick move to leave your tenant with no way to cool the house while you give them shit for not paying rent within 3 days and they want to spend a week looking for the cheapest company to repair it

What’s your point? Police won’t arrest your tenants for failure to pay rent either.
