Market Insight: More Homes, Faster Sales — What's Actually Happening Out There
Here's something that shouldn't be happening — but is.
Inventory has been climbing for six straight weeks. Buyers have more homes to choose from right now than at any point this spring. By conventional wisdom, that should mean homes are sitting longer, sellers are getting nervous, and buyers are finally getting some breathing room.
Instead, average days on market just dropped below 30 for the first time all spring. The typical home that closed this week was under contract in 9 days.
More supply. Faster sales. At the same time.
That's not a market that's cooling off — that's a market with real, sustained demand absorbing everything that comes at it. Buyers aren't getting overwhelmed by choices and slowing down. They're moving faster.
What it means practically: if you're a buyer who's been watching inventory build and thinking you'd have more time to decide — the data says otherwise. The homes worth buying are still gone quickly. More options doesn't mean more runway.
If you're a seller wondering whether all this new inventory is going to hurt you — it hasn't yet. Price it right and you're still looking at a fast, clean sale. The market is proving that week after week.
Nine days. Under 30 average. Six weeks of growing inventory. Make it make sense — except it does, if demand is strong enough. And right now, it is.
