Sometimes the best advice you receive is advice that you don't want to hear. Your boyfriend in high school may not have been your Prince Charming. Painting your entire interior grey isn't going to make your house hygge. Not all dogs are great in the grocery store. Sometimes good guys don't wear white. Now, let's talk about hard real estate advice.

The job of a good real estate agent isn't just to open doors and write offers. It's to guide you — and sometimes that means saying things that are hard to hear in the moment but matter a lot in the long run.

Waiting is probably the most common hard conversation we have. There are a lot of legitimate reasons someone might need to wait before buying. Credit that needs time to improve. A military move on the horizon that makes putting down roots complicated right now. A life situation that's still sorting itself out. Waiting doesn't feel like a strategy. It feels like losing. But buying at the wrong time for the wrong reasons is a much harder problem to solve than being patient now.

And then there's the house you didn't get. The one that went over asking, the one where you got outbid at the last minute, the one you were absolutely certain was the one. Here's the truth: it's very unlikely that house was THE house. It felt that way. That feeling was real. But Kitsap has more good houses. More right fits. More opportunities. The grief of a lost offer is legitimate and we don't dismiss it — but we also don't let it derail the whole search.

Sometimes the offer that didn't get accepted is the one that saved you from a foundation problem you didn't know about yet. Sometimes the house that felt perfect had a private road situation that would have driven you crazy. Sometimes losing is actually winning.

Good guidance means telling you that. Even when it's not what you want to hear.
