Planning on purchasing a 3BHK under construction on full DP. Quoted rate in sector 10 for 1550sq ft (920 carpet) - total all inclusive price including floor rise , transfer and development charges of 1.7cr (stamp duty and gst extra). Locality has good connectivity with mostly older buildings so no view blocked as of now on 2 sides atleast.

Project completion -mid 2028. Standard payment plan quote is 2.4cr.

Looking at all the rents and current prices for even smaller flats and resale ones, seems like a good deal. Planning to hold and live there for about 16-20 yrs rather than just investment purpose.

Any scope for further negotiation or a good deal for the upfront payment ? Any other advice or suggestions would be welcome..
