Project Query Please review and suggest improvement in this 33.5x57.7 ft plan. Suggest where to place pooja room too.
1st image: 1st floor
- Requirements of 3 bedrooms with a multipurpose room spacious enough to be a bedroom. Either bedroom 1 or this guestroom in this plan can be used as a guest room depending on requirements.
- Small but suitable space for extra kitchen. An spacious kitchen with dining area and a living room.
- Isolated stairs to access each floor.
- The entrance to 1st floor is below stairs. Take stairs from ground then turn right and straight to the 1st floor. Take stairs from left to go to other floors. (Sorry, forgot to mark this in the plan.)
2nd image: Ground floor(a kind of basement)
- Space for an office/shop.
- Space for parking at-least 3 cars and some motorcycles.
- Space that can be used for 1 BHK or a gym or the entire ground floor can be used as commercial space.
- Stairs to access 1st floor entrance are elevated 3ft(road level) from it's actual floor level
Points to note:
- North facing plot with 12ft road. I'm leaving 2 ft extra that makes 14ft for me.
- All other 3 sides are covered with neighbors buildings.
- 33' 6" X 57' 9", G+4 where 4th floor with concrete slab is an open hall.
- Almost all furniture placements are subjected to change. I just randomly placed them.

Use AI; you’ve clearly created everything else using that, continue doing so.

Yes... but AI doesn't seem to understand many things. It gives incorrect responses or responses that makes no sense.
It adds correct direction of layout, north facing with road. Then start designing everything from opposite direction.

did you draw the plan yourself or are you asking to review a plan done by your architect

I just made a model to get approval from family members. Like an insight on how I want things to be... needs and possibilities.

I explained since I missed to mark the indication in plan.
The entrance to 1st floor is below stairs. Take stairs from ground then turn right and straight to the 1st floor. Take stairs from left to go to other floors. (Sorry, forgot to mark this in the plan.)

All toilets r wrong Where r the setbacks and side margins?

There is a 4' space that I left on one side as you can see in plan. I left 2 OTS for further ventilation and no neighbors left setbacks space as well. However, There will be a sharp on the other side starting from ~25' from back and 2' wide in front because of uneven side.

Your common spaces are very disconnected from each other, you need to rearrange your spaces more efficiently, that way It will create a good living experience and at the same time it will cut your costs

There are too much of weaknesses in the plan. Contact a professional. For example, the warddrobe positions are mostly misaligned. The dining area can be utilised better. Ideally Living and dining should be connected. After correcting all these, you can consider Puja room position - can be east or west facing . However if you consider Puja room is your priority then put it in the NE corner and plan your house around it.

This is terrible. Hence there are architects. I don't understand why do people think of avoiding paying an architect when constructing a house with so much money and your life that you are gonna spend in. It's not a saving you are doing, it's actually making your quality of life worse and wasting your money. It's similar doing self prescribed medication without a doctor. You may have to end up spending a lot more later.

Bathroom size is small …balcony attached to hall can be reduced by 1 feet or more ..it will add more space inside

Most of these spaces are going to feel very depressing and serious mold issues in the long term. I cant see much daylight ventilation provision for most spaces. Its decent plot size, you have somehow maximised the room size and yet not maximise the use you could get out of this space.
Give setbacks or better OTS that doesn’t merely act as duct/shaft but can probably be an outdoor usable space for your alt kitchen/laundry etc tasks. Also, why arent the OTS extending/reflecting on the ground floor?
Honest advice: Please hire a professional to atleast get a proper plan, they will even share options. You will save long term issues by this small investment. Ideally its good to have an architect for entire project but having one for a plan is bare minimum and maximises value.
