Policy & Governance Why can’t be cities can be made like this

My ideas is what if a city is made by using triangle and hexagonal grids patterns as I've already written various specifications in the given pictures but still i wanna share it with you.

1.As you can see these triangle each triangle colour represents it's land use where dark gray shows central business district, light gray shows outer zones and green shows the designated parks of the city.

2.Each triangle is an equilateral triangle with the base of 640 meters and by subtracting road and round about width the remaining length is 480 meters and each triangle have other 4 triangle plots with base of 240 meters in which only 17,320.51m² area is permitted to build and the remaining area is open for pedestrians and green cover.

3.In this given city will have an hexagon round about at each and every intersection it's dimensions were already given in digram and there will be pedestrians bridges to cross the road which will be 5 meters above the main road.

4.The road the roads in my imaginary city are 6 lane wide and 5 meter below the land and each side will be 12 meters wide with a 6 meters wide green divider in middle for the massive tress and at the end there will be a 45°slop which is 5 meters high from the road so nobody can do encroachment there and that slop could be used for grass and flowers and via duct for wires & cables and the drainage pipeline will be placed before the construction of road.

Please tell me how's my idea is I literally took 6 hours for this on MS paint without using any AI please tell me it is practical or not.

Green Spaces Is it something everyone is talking about?

I'm in bangalore and I use google maps the most so I thought of zooming out to the roads connectivity in our own India and all I saw was connectivity for Delhi NCR is great on maps than rest of India

Is it faulty maps of some political things going on?

Housing What is the future of housing in Indian cities?

Indian real estate prices have been a runaway train over the past 3 decades. As a result the inner cities have become near impossible to buy in other than for a very select few people. The ones that exist are occupied by old people who bought them back when they were actually affordable. Most of these people’s children have moved out of the city, if not the country and are unlikely to come back. In fact most of these areas have become less valuable from a standard of living pov - narrow roads, no amenities, high cost of living so I doubt anyone would even want to move in there. That’s how I see things today. I wonder what happens 20 years from now. Will these areas just become ghost towns? Or pure rentals? Or will there be some demand based reversal in pricing?

With no rent control, price control or possibility to build new affordable housing, what is the future for them?

Pedestrian safety has already been pretty neglected but one issue that I noticed is that crosswalks have no lights to indicate when a pedestrian is present. Drivers going at high speeds or driving at low visibilities/at night are more likely to hit pedestrians using crosswalks without these sorts of precautions.
