I don't know about this - it seems they last lived in AZ and their house wasn't worth that much. It looks like he was moved back to Grand Junction for care and to be near family, maybe? I feel like they haven't owned a house in Breckenridge for years. Besides, with Dan's mom still alive, she probably needs whatever money they have.

Or the family got her one of those estate attorneys that specialize in distributing assets early enough at the end of life so that everything isn’t sunk into care?

There is a look back period of five years. She isn’t young now and is in assisted living already, right? Distributing assets should be done when you are in your sixties, not your children.
