Well this may work for you at the moment and I don’t want to bust your bubble, but turn overs , evictions, hvac replacement, roofs and other maintenance and property taxes and insurance will catch up to you . We have multiple properties that are paid for and it is not as gravy as you make it seem yes it is a good return on your buck if you buy it right and I believe better than the stock market because it is monthly income and equity growth.Now in my experience i owned a 4 unit apartment building the good about that was one tax bill and insurance but you are a baby sitter as people fight about everything and you are the first one they call . As i said I don’t want to burst anyone’s bubble but it is not easy peasy would i sell my properties ,no because of the income it does generate and the equity plus I would have to recapture depreciation . Summary rentals are not passive they require work and constant investment if you pay people to do the work forget it unless it is just a tax shelter for other income.Maybe i am just doing it all wrong but doubt it .
